took actionon yourrequestand APPROVEDyour requestwith conditions. Attachedto this
letteraretheconditionsofapprovalforyourapplication.
PleasebeadvisedthattheDepartmentofCommunityDevelopmentreviewstheconceptualplan
as a basic requestfor entitlementof the use appliedfor and there may be additional
requirementspriorto issuanceof buildingpermits. It is recommendedthat you immediately
pursuecompletionoftheconditionsof approvalandaddressallrequirementsofthe Huntington
BeachZoningandSubdivisionOrdinanceinorderto expedite,theprocessing/completionofyour
project. Theconceptualplanshouldnotbeconstruedasa preciseplan,reflectingconformance
to allZoningandSubdivisionOrdinancerequirements.
Underthe provisionsof the HuntingtonBeachZoningandSubdivisionOrdinance,the action
takenby the Departmentof CommunityDevelopmentis final unlessan appealis filed to the
PlanningCommissionby you or by an interestedparty. A persondesiringto appealthe
decisionshallfile awrittennoticeofappealto theSecretaryofthePlanningCommissionwithin
tencalendardaysofthedateof theCommunityDevelopmentDepartment'saction. Thenotice
ofappealshallincludethenameandaddressoftheappellant,thedecisionbeingappealed,and

CONDITIONSOFAPPROVAL—ADMINSTRATIVEPERMITNO.16-007:
The site plan,floor plans,and elevationsreceivedand datedApril 8, 2016 shall be the
conceptuallyapproveddesign.
Within30 daysof the end of the appealperiodfor this action,the propertyownershall
submitto the BuildingDivisionall appropriatedocumentsto obtainpermitsfor the Jacuzzi
enclosureattherearoftheproperty.
Within90daysoftheendoftheappealperiodforthisaction,thepropertyownershallobtain
fromtheBuildingDivisionallpermitsfortheJacuzzienclosureattherearofthe property.
Within 180daysof the endof the appealperiodfor this action,the propertyownershall
obtain final approvaland sign off from the BuildingDivisionon permits for all work
associatedwiththeJacuzzienclosureattherearoftheproperty.
Within30 daysof the issuanceof buildingpermits,a covenantrestrictinguseof the main
dwellingortheaccessorydwellingto beowner-occupiedshallbe recordedwiththe County
of Orange. A copy of the recordedcovenantshall be filed with the Departmentof
CommunityDevelopmentpriortofinalbuildinginspection.
AdministrativePermitNo. 16-007shall becomenull andvoid unlessexercisedwithinone
year of the dateof final approvalor suchextensionof time as maybe grantedby the
Directorpursuantto awrittenrequestsubmittedtotheCommunityDevelopmentDepartment
a minimum30dayspriortotheexpirationdate.
The applicantand/or applicant'srepresentativeshall be responsiblefor ensuringthe
accuracyofallplansandinformationsubmittedtotheCityforreviewandapproval.
INFORMATIONONSPECIFICCODEREQUIREMENTS
AdministrativePermitNo. 16-007shall not becomeeffectiveuntil the ten-calendarday
appealperiodhaselapsed.(HBZSOSection241.14)
TheCommunityDevelopmentDepartmentreservestherightto revokeAdministrativePermit
No.16-007,pursuantto apublichearingforrevocation,ifanyviolationoftheseconditionsor
the HuntingtonBeach Zoning and SubdivisionOrdinanceor MunicipalCode occurs.
