It is recommendedthat you immediately pursue completion of the conditions of approval and address all requirementsof the HuntingtonBeachZoningand SubdivisionOrdinancein orderto expeditethe processing/completionof yourproject. Thewaiverofdevelopmentstandardsimprovestheprojectdesignbyallowingan approximate493sq.ft. addition.Thenewadditionattachesthemaindwellingunitto anexistingdetachedgarageandaddsanewbedroomwhilemaintainingconsistency withthearchitecturalcharacteroftheexistingdwellingandthesurrounding neighborhood.Theadditionprovidesa rooftopdeckasusableopenspace,abay windowto minimizethemassandbulkofthegaragefaçade,andadditionalstorage spaceinthegarageandunderthestairway.Furthermore,theprojectincludesa uniformbuildingexteriorwithadjacentneighborsalongthealley,compatibleroof design,pitch,andmaterialstomatchexistingconditions,andinternalcirculation betweentheproposedadditionandexistingdwelling. Thenumberofparkingspaceslocatedwithinthegarageareacomplieswiththe intentoftheresidentialoff-streetparkingrequirement,pursuantto Section231.04of theHuntingtonBeachZoningandSubdivisionOrdinance.Theadditioncontributes tothedwelling'slotcoverage,butwillnotcreatedetrimentalimpactstosurrounding propertiesbycomplyingwiththerequiredsideandrearyardsetbacksandmaximum heightlimits. Theproposedadditionwouldnototherwiserequireanydiscretionarypermits,and willnotin anywaydegradetheenvironmentorresultinanychangesto landuseor density.Withtheexceptionoftheproposed54.4percentlotcoverage,theproposed roomaddition,catwalk,stair-way,baywindowandrooftopdeckasmodifiedby conditionsofapproval,conformstoallapplicabledevelopmentstandards,including maximumheightandfloorarearatio,minimumyardsetbacksandrequiredon-site parking.Theexistingdwellingwillcontinueto beusedforsingle-familyresidential purposesafterconstructionoftheproposedroomaddition.
