took actionon yourrequestand approvedyourrequestwithconditions.Attachedtothis letter
aretheconditionsofapprovalforyourapplication.
PleasebeadvisedthattheDepartmentofCommunityDevelopmentreviewstheconceptualplan
as a basic request for entitlementof the use applied for and there may be additional
requirementspriorto issuanceof buildingpermits. It is recommendedthat you immediately
pursuecompletionoftheconditionsof approvalandaddressall requirementsof the Huntington
BeachZoningandSubdivisionOrdinanceinordertoexpeditethe processing/completionofyour
project. Theconceptualplanshouldnotbeconstruedasa preciseplan,reflectingconformance
Underthe provisionsof the HuntingtonBeachZoningand SubdivisionOrdinance,the action
taken by the Departmentof CommunityDevelopmentis final unlessan appealis filed to the
PlanningCommissionby you or by an interestedparty. A person desiringto appealthe
decisionshallfile a writtennoticeofappealto theSecretaryof the PlanningCommissionwithin
ten calendardaysofthedateoftheCommunityDevelopmentDepartment'saction. Thenotice
ofappealshallincludethenameandaddressoftheappellant,thedecisionbeingappealed,and
thegroundsfortheappeal.A filingfeeof$494shallalsoaccompanythenoticeofappeal. Said

The site plan andfloor plan receivedand datedAugust3, 2016,shallbe the conceptually
approvedlayout.
The maximumnumberof students/patronsutilizingthe facilityat anytimeshallnotexceed
the numberof parkingspacesallocatedto the tenantspace. Basedon the occupiedfloor
area(approximately2,304sq.ft.) andthe applicableparkingstandardof one parkingspace
per200squarefeet,the numberof parkingspacesallocatedis eleven(11). Therefore,the
numberofstudentsshallnotexceedeleven(11)duringanysession.
The instructionalarea shall not exceed75 percentof the total floor area occupiedby the
personalenrichmentuse,or 1,728squarefeet.
The subjectfacility shall not host competitions,competitiveevents, or live entertainment
activities.
The office doors at the rear of the tenant space shall remain closed during hours of
operation.
The applicant and/or applicant's representativeshall be responsiblefor ensuring the
accuracyofall plansandinformationsubmittedtotheCityfor reviewandapproval.
INFORMATIONONSPECIFICCODEREQUIREMENTS
AdministrativePermit No. 16-017shall not becomeeffective until the ten-calendarday
appealperiodhaselapsed.(HBZSOSection241.14)
AdministrativePermitNo. 16-017shall becomenull and void unlessexercisedwithinone
year of the date of final approvalor such extensionof time as may be grantedby the
Directorpursuantto awrittenrequestsubmittedtotheCommunityDevelopmentDepartment
a minimum30dayspriortotheexpirationdate.(HBZSOSection241.16)
TheCommunityDevelopmentDepartmentreservesthe righttorevokeAdministrativePermit
No.16-017pursuantto a publichearingfor revocation,if anyviolationoftheseconditionsor
the Huntington Beach Zoning and SubdivisionOrdinance or Municipal Code occurs.

Thedevelopmentshallcomplywithallapplicableprovisionsofthe MunicipalCode,Building
Department,andFireDepartmentaswellasapplicablelocal,StateandFederalFireCodes,
Ordinances,andstandards,exceptasnotedherein.(CityCharter,ArticleV)
INDEMNIFICATIONANDHOLDHARMLESSCONDITION:
Theownerofthe propertywhichisthesubjectofthisprojectandtheprojectapplicantifdifferent
from the property owner, and each of their heirs, successorsand assigns, shall defend,
indemnify and hold harmlessthe City of HuntingtonBeach and its agents, officers, and
employeesfrom any claim,actionor proceedings,liabilitycost, includingattorney'sfees and
costsagainsttheCityor itsagents,officersoremployees,to attack,setaside,voidorannulany

approvalof the City, includingbut not limitedto any approvalgranted by the City Council,
PlanningCommission,or DesignReviewBoardconcerningthis project. TheCityshallpromptly
notifythe applicantof anyclaim,actionor proceedingandshouldcooperatefullyinthe defense
thereof.
