Located on an empty Lake Street corner lot in Downtown Huntington Beach, the proposed project shall be residential in
nature, and consistently in keeping with the residential character and uses of the surrounding properties. The design
impetus was to capture the essence of an increasingly urban contemporary aesthetic and embrace the high-energy vibe of
the neighboring Huntington Beach Pier, Main Street and Pacific City.
The building structure shall be comprised of three (3) attached residential units ranging in square footage from 1,226 s.f. to
3,651 s.f. Each of the interlocking units shall be 3 stories in height and comply with the maximum building height of 35’-0".
Unit mix shall be two (2) units with 2 bedroom count each... and one (1) unit with 1bedroom count. Required parking (6.5
spaces) has been provided by taking full advantage of the site's unique double-alley adjacency, and specifically positioning
direct-access garages (5 spaces) along the side alley, with 2 additional carport spaces accessed from the rear alley. Total
parking provided: 7 spaces
The overail footprint of the proposed structure is in full compliance with all setback requirements, as well as minimum
parking space dimensions and associated back—up/turnaround distances. Private open space has been provided for each
unit with decks and balconies at the upper levels... and grade level private courtyard and swimming pool at the front unit.
Additionally, a Surf City Cabana space has been provided adjacent to the interior side property line. This feature ”common
open space” shall be accessed and utilized by residents of each of the 3 units... and has been designed as an area to store
”beach toys” such as surfboards, wetsuits, kayaks, chairs, etc., as well as include the convenience of a wall-mounted beach
shower. The Surf City Cabana shall also provide designated (and required) bicycle storage (3 bicycles).
The challenges presented in achieving the 3-unit design program considering the distinctive planning aspects to this
property, demanded inspired analysis in solving the ”architectural puzzle". Elevation massing, fenestration and
color/material articulation became paramount studies due to the prominent street scene exposure and vertical proportions
of the relativeIy narrow 3-story structure.
In the final analysis, the proposed design solution will provide Downtown Huntington Beach with additional quality
residential living... and do so in a modern manner consistent with the casual beach lifestyle of California's Surf City.
