The Owner, under an executed Memorandum of Understanding dated November 16, 2015 between the City of Huntington Beach and Surfside Villas, a California limited partnership (Owner), desires to develop a gated driveway entrance to the property. The proposed driveway entrance will be located on the Delaware Street side of the property, approximately 382 feet south of Atlanta Avenue. Currently, the primary access to Surfside Vilias is at the Southwest corner of the site at the intersection of Delaware Street and Mainmast Drive. The proposed driveway will provide a more centralized entrance to the property, provide better circulation within the site, and provide an additional access point for emergency services. The proposed driveway will serve Surfside Villas, a 75 unit apartment complex, only. The properties to the north, east, and south of Surfside Villas are condominiums. The property to the west is a mobile home park. Part of the agreement outlined in the Memorandum of Understanding is for Surfside Villas to deed its underlying fee interest to a portion of Delaware Street. The quitclaim has already been executed and recorded as Instrument No. 2015- 000650792 in official records of Orange County on December 28, 2015. .._,~~~-~ . y—1_Er:":.‘:‘~"FD APR 282018 Dgpi o1Pia:uung &Buildmg )> ‘C7 .713.)
