To whom it may concern,
The scope of work for the proposed project located at 1116th Street is a renovation and addition
to an existing three story single family residence with attached two car garage into a live work unit with
attached three car garage. The proposed new square footage will include;
First Floor LivableArea:201 sq. ft. (gross)
First Floor WorkArea:470 sq. ft. (gross)
Second Floor LivableArea:1,459 sq. ft. (gross)
Third Floor LivableArea:866 sq.ft.(gross)
Total:2,996 sq. ft. (gross)
Three Car Garage:646 sq. ft. (gross)
The reason for initiating this application isto make upgrades to the existing residence to meet the
owner's needs and style. The first floor work space will be used as a professional office for the owner
during the hours of 9am to 5pm weekdays. The owner will encompass the livable space at other times of
day.
Directly adjacent to the existing North property line is an existing three story residence. On the
South side is a 17'-6" alley and large commercial property currently in use as a restaurant. Tothe East is
6th Street (75'-0" in width) and across 6th Street is a large commercial mixed use development inclusive
of a CVS pharmacy and hotel. The west property line borders a 17'-6" alley that provides access to the
existing garage and driveway.Across the alley is a single family residence.
