NOTICE IS HEREBY GIVEN that on Wednesday, November 16, 2016, at 1:30 PM in Room B
8, Lower Level, City Hall, 2000 Main Street, Huntington Beach, the Zoning Administrator
will hold a public hearing on the following items:
0 1. COASTAL DEVELOPMENT PERMIT NO. 16.014, ADMINISTRATIVE PER.MIT NO. 16.015 (BUCCIARELLI LIVE/WORK): Applicant:Erin Cherson, 606 Cen-
tral Avenue, Seal Beach, CA 90740 Property Owner:Ed Rohaly & Nancy Bucciarelli, 111
6th Street, Huntington Beach, CA 92648 Request:To permit the conversion of an exist-
ing 2,935 sq. ft. single family residence into an approximately 3,614 sq. ft. live/work unit
with 478 sq. ft. office/work area and 3,136 sq. ft. of residential/garage area. The project in-
cludes an addition of approximately 639 sq. ft. of residential floor area and approximately

NOTICE IS HEREBY GIVEN that Item # 1 is categorically exempt from the provisions of the
California Environmental Quality Act.
NOTICE IS HEREBY GIVEN that !twill # 1 is located in the appealable jurisdiction of the
Coastal Zone and includes Coastal Development Permit No. 16-014, filed on July 20, 2016,
in conjunction with the above request. The Coastal Development Permit hearing consists
of a public hearing, Zoning Administrator discussion and action. The Zoning Administrato-
r's action may be appealed to the Planning Commission within 10 working days accompir'
nied by an appeal fee set by City Council resolution. Item # 1 may be appealed directly to
the Coastal Commission, South Coast Area Office, 200 Oceangate, 10th Floor, Suite 'IWO,
Lohg Beach, CA 90802-4302, pursuant to Section 13110 of the California Code of Regula-
tions or if Title 14, Section 13573 of the California Administrative .Code is applicable.
ON FILE: Copies of the above application(s) are on file in the .Department of Community
Development, 2000 Main Street, Huntington Beach, California 92648, for review by the
public. Copies of the executive summary will be available to interested parties at City Hall
or online at http://www.huntingtonbeachca.gov on Thursday, November 10, 2016.
ALL INTERESTED PERSONS are invited to attend said hearing and express opinions or
submit evidence.for or against the application as outlined above. If you challenge the Zon-
ing Administrator's action in court, you may be limited to raising only those issues you or
someone else raised at the public hearing described in this notice, or in written corre-
spondence delivered to the City at, or prior to, the public hearing. Under the provisions ofthe Huntington Beach Zoning and Subdivision Ordinance, the action taken by the Zoning
Administrator is final unless an appeal is filed to the Planning Commission by you or by an
interested party. Said appeal must be in writing and must set forth in detail the action and
grounds by which the applicant or interested party deems himself aggrieved. Said appeal
must be accompanied by a filing fee of One Thousand Nine Hundred Seventeen Dollars
($1,917.00) if the appeal is filed by a single family dwelling property owner appealing the
decision on his own property and Two Thousand Five Hundred One Dollars ($2,501.00) if
the appeal is filed by any other party. The appeal shall be submitted to the Secretary .of
the Planning Commission within tem(10) calendar days of the date of the Zoning Admints-
