The existing two stories house consists of four bedrooms, two full bathrooms, one powder room,
two cars garage. The homeowner wants to make a one story addition attached to the rear dining
room, which will be the grandmother's quarters. This addition will have a maximum of 650 sq ft,
with one bedroom, an open small kitchen, living-dining room, one full bathroom and stackable
washer-dryer. The entrance will be from the existing outdoor patio.
The roof will be a continuation of the existing lower gable roof, all materials proposed, including
windows, are to match existing.
There's enough room in the driveway to accommodate two car spaces in front of the existing
two cars garage and the concrete will be completed to provide an extra 9'x19' parking space.
The frontyard required landscape will not be affected, the percentage has been provided on
plans.
The rear walls of both sides neighbors are aligned with this house wall, in consequence, no
neighbors' windows will be facing the granny's quarters. Please refer to the aerial picture and to
the plot plan.
No variance is needed, the project fully complies with the Zoning developments standards.
All surrounding uses are residential.
