The following is a list of code requirements deemed applicable to the p r o p o s e d p r o j e c t b a s e d o n plans stated above. The list is intended to assist the applicant by identifying requirements which must be satisfied during the various stages of project permitting and implementation. A list of conditions of approval adopted by the Planning Commission in conjunction with the requested entitlement(s), if any, will also be provided upon final project approval. REQUIREMENT: Development I m p a c t F e e s w i l l b e r e q u i r e d f o r n e w c o n s t r u c t i o n . Submit separate plans for all disciplines; Building 3 sets, M E P 2 s e t s e a c h . L a n d s c a p e p l a n i s a separate submittal for irrigation and plants only. No accessory structures or flat work will be reviewed on the landscape plans. All site work for accessibility will be reviewed and inspected based on the approved architectural plans. All accessory and minor accessory s t r u c t u r e s i n c l u d i n g site MEP will be on separate permits. II. CODE REQUIREMENTS BASED ON PLANS & DRAWINGS SUBMITTED: 1.Project shall comply with the current state building codes adopted by the city at the time of permit application s u b m i t t a l . C u r r e n t l y t h e y a r e 2 0 1 3 C a l i f o r n i a B u i l d i n g C o d e ( C B C ) , 2 0 1 3 C a l i f o r n i a Residential Code (CRC), 2013 California Mechanical Code, 2013 California Plumbing Code, 2013 California Electrical Code, 2013 California Energy Code, 2013 California Green Building Standards Code, and the Huntington Beach Municipal Code (HBMC). Complian c e t o a l l a p p l i c a b l e s t a t e a n d local codes is required prior to issuance of building permit. Page 2 o f 2 New addition area shall have fire sprinkler system. Provide comple t e R o o f p l a n s h o w i n g : Show the set back between roof projection and property line. Length of eave projections. Eave projections must comply with Table R302.1. Check the required light, v e n t i l a t i o n a n d e g r e s s w i n d o w f o r n e w a d d i t i o n . Check the required light, ventilation for rooms/areas adjacent to new addition. One-hour fire restive wall is req u i r e d a t c o m m o n w a l l b e t w e e n e x i s t i n g u n i t a n d n e w a d d i t i o n . Section R302.3 Plans a n d c a l c u l a t i o n s m u s t b e s t a m p e d a n d w e t s i g n e d b y a r c h i t e c t / c i v i l e n g i n e e r l i c e n s e d b y State of California. Energy calculations and structural calculations are required. Soil re p o r t i s r e q u i r e d . Review and provide compliance with Title 17 of the City of Huntington Beach Municipal Code, Building and Construction. This document can be found online on the c i t y ' s w e b s i t e . For projects that will include multiple licensed professions in multiple disciplines, i.e. Architect and professional engineers for specific disciplines, a Design Professional in Responsible Charge will be requested per the 2013 CBC, Section 107.3.4. In addition to all of the code requirements of the 2013 California Green Building Standards Code, specifically address Construction Waste Management per Sections 4.408.2, 4.408.3, 4.408 . 4 , 5.408.1.1, 5.408.1.2, and 5.408.1.3 and Building Maintenance and Operation, Section 5.410. Prior to the issuance of a building permit the permitee w i l l b e r e q u i r e d t o d e s c r i b e h o w t h e y w i l l c o m p l y with the sections described above. Prior to Building Final Approval, the city will require a Waste Diversion Report per Sections 4.408.5 and 5.408.1.4. III. COMMENTS: Planning and Building Departm e n t e n c o u r a g e t h e u s e o f p r e - s u b m i t t a l b u i l d i n g p l a n c h e c k meetings. Separate Building, Mechanical, Electrical and Plu m b i n g P e r m i t s w i l l b e r e q u i r e d f o r a l l e x t e r i o r accessory elements of the project, including but not limited to: fireplaces, fountains, sculptures, light poles, walls and fences over 42" high, retaining walls over 2' high, detached trellises/patio covers, gas p i p i n g , w a t e r s e r v i c e , b a c k f l o w a n t i - s i p h o n , e l e c t r i c a l , m e t e r p e d e s t a l s / e l e c t r i c a l panels, swimming pools, storage racks for industrial/commercial projects. I t w i l l b e t h e d e s i g n professional in charge, responsibility to coordinate and submit the documents for the work described above. Provide on all plan submittals for build i n g , m e c h a n i c a l , e l e c t r i c a l a n d p l u m b i n g p e r m i t s , t h e Conditions of Approval and Code Requirements that are associated with the project through the entitlement p r o c e s s . The following is a list of code requirements deemed applicable to the proposed project based on plans received and dated February 23, 2016. The list is intended to assist the applicant by identifying requirements which must be satisfied during the various stages of project permitting and implementation. A list of conditions of approval adopted by the Planning Commission in conjunction with the requested entitlement(s), if any, will also be provided upon final project approval. The review comments below are not to be construed as being all inclusive.The project is required to comply with all of the adopted Building, Fire, and Municipal Codes in effect at the time of grading and building plan submittal for permit issuance.If you have any questions regarding these requirements, please contact the Plan Reviewer- Fire: Steve Eros, Fire Protection Analyst. 1. The HBFD has no requirements for the proposed addition. The building is still considered an R-3 occupancy with the proposed additional living quarter. Fire sprinklers are not required since the addition does not exceed 5,000 square feet.
