For 21 Initial Plan and Zoning Review to determine the
proper application process and a planning critique of the
proposal.
The proposal is to develop a live work project on a vacant
parcel adjacent to Pacific Coast Highway. The project will
include a 412 sq. ft. commercial suite on the first level with
a dedicated parking space off the alley. The commercial
suite will be a visitor serving use. The residential
living space will be a single unit, with two bedrooms, on
the second and third floors for a total of approximately
2,520 sq. ft. with two tandem enclosed parking spaces and
an additional tandem parking space in front of the
commercial parking space.
The property is currently zoned Downtown Specific Plan
District -1, and the General Plan is M -30-d-sp-pd (Mixed
use with Specific Plan Design and Pedestrian Overlays)
