The proposal is to develop a live work project on a vacant parcel adjacent to Pacific Coast Highway. The project will include a 412 sq. ft. commercial suite on the first level with a dedicated parking space off the alley. The commercial suite will be a visitor serving use. The residential living space will be a single unit, with two bedrooms, on the second and third floors for a total of approximately 2,520 sq. ft. with two tandem enclosed parking spaces and an additional tandem parking space in front of the commercial parking space. The property is currently zoned Downtown Specific Plan District -1, and the General Plan is M -30-d-sp-pd (Mixed use with Specific Plan Design and Pedestrian Overlays) This site is Vacant undeveloped. North - Multi-Family and Single Family East - Commercial/Residential South ~ Beach West - General Commercial (Hotel) There are no significant enviromnental impacts associated with this‘ project. The project site is not Within any known hazardous waste and substance site. The proposed project is compatible with existing businesses and residential housing in the surrounding area. The proposed activity will not generate any unusual noise.
