Huntington Beach on May 17, 2018, and your request was conditionall

Included
in this letter are the findings and conditions of approvalfor this application.
Under the provisions of the Huntington Beach Zoning and Subdivision Ordinance, the action
taken by the Community Development Department is final unless an appeal is filed to the
Planning Commission by you or by an interested party. Said appeal must be in writing and must
set forth in detail the action and grounds by which the applicant or interested party deems
himself aggrieved. Said appeal must be accompanied by a filing fee of Two Thousand Six
Hundred Sixty Dollars ($2,660.00). The appeal shall be submitted to the Secretary of the
Planning Commission within ten (10) calendar days of the date of the Community Development
Department's action.
The last day for filing an appeal and paying the filing fee for the above noted application is
Monda Ma 28 2018 at 5:00 .m.
Provisions of the Huntington Beach Zoning and Subdivision Ordinance are such that a Lot Line
Adjustment becomes null and void two (2) years afte

executed by recordation.
It is recommended that you immediately pursue completion of the Conditions of Approval and
address all requirements of the Huntington Beach Municipal Code and Subdivision and Zoning
Ordinance in order to expedite the processing of your total application.

Community Development Department of the City of Huntington Beach, California, on March 28,
2018 upon the foregoing conditions and citations.

FINDINGSAND CONDITIONSOF APPROVAL
LOT LINE ADJUSTMENTNO. 18-003
FINDINGS FOR PROJECTS EXEMPT FROM CEQA:
The Community Development Department finds that the project will not have any significant
effect on the environment and is exempt from the provisions of the California Environmental
Quality Act (CEQA) pursuant to section 15305 of the CEQA Guidelines, because the project
consists of a minor lot line adjustment, not resulting in the creation of any new parcel.
FINDINGS FOR APPROVAL - LOT LINEADJUSTMENT NO. 18-003:
The granting of Lot Line Adjustment No. 18-003 for the consolidation of three existing lots by
removing existing underlying lot lines will not create any additional parcels or building sites.
The merger of subject parcels is required pursuant to Section 257.02 of the Huntington
Beach Zoning and Subdivision Ordinance (HBZSO) which states that two or more
contiguous parcels held by the same owner shall be merged if one of the parcels does not
conform to the minimum lot size. This merger will bring both properties closer to compliance
with existing lot size requirements.
The lot line adjustments will not sever any existing structure on the resulting parcel. The
proposed lot line adjustment will consolidate the three lots, thereby removing the above-
mentioned property lines.
The lot line adjustment will not allow a greater number of dwelling units than allowed prior to
the adjustment. The resulting lots will,yield one residential unit based on the allowed density
per the HBZSO.
A plat map showing the lot line adjustment has been prepared and approved and will be
filed in accord with the provisions of Section 253.24 of the HBZSO.
CONDITIONS OF APPROVAL—LOT LINE ADJUSTMENT NO. 18-003:
The plat map received on April 9, 2018, and maintained in Community Development
Department case file LLA No. 18-003 shall be the approved layout.
A lot line adjustment application and form shall be submitted to the Public Works
Department for final review and modified as necessary pursuant to the requirements of the
Public Works Department prior to recordation.

INFORMATION ON SPECIFIC CODE REQUIREMENTS:
Lot Line Adjustment No. 18-003 shall not become effective until the ten-calendar day
appeal period has elapsed.
Lot Line Adjustment No. 18-003 shall become null and void unless exercised within two
years of the date of final approval or such extension of time as may be granted by the
Department pursuant to a written request submitted to the Community Development
Departmenta minimum30 days prior to the expirationdate.
Lot Line Adjustment No. 18-003 shall complywith all applicable provisions of the Municipal
Code, Building Division, and Fire Department as well as applicable local, State and
Federal Fire Codes, Ordinances, and standards,except as noted herein.
