Surfcity Coffee, LLC. is proposing to build out a 1,355 square foot coffee shop and roastery with specialty bakery, at 16182 Pacific
Coast Highway, Unit 101 in Huntington Beach California, 92649.
The Building is 2 stores, with 1,211 square feet of 2""! story space currently operating as office space by a 2" tenant. The 1“ floor gross
interior space totals 1,355 square feet. Surf City Coffee will occupy the entire 1“ floor, sewing coffee and tea drinks, bakery items made
fresh daily in the store, including kurtos, a traditional European bread, Belgian waffles, and a selection of sweet and savory breads and
pastries. The Cafe will operate between the hours of6:00am and 6:00pm, 7 days a week, and will be operated by Andreea and Kelly
Moyes, husband and wife and small business partners, as well as 3-4 additional employees, as needed.
The new Coffee Cafea is located at the Northern most end of town, just South ofthe Simple Green Corporate Headquarters, North ofthe
Ocean View Motel, on the East side of Pacific Coast Highway directly across the Highway from Surfside. This is an Interior T.l. only project,
as well as the addition ofa 265 square foot small outdoorseating area, turning the previously retail location into a Bakery and Coffee
Shop.
