RE: Certificate of Occupancy versus a Conditional Use Permit for the "Wo-
men At Large" Aerobic Hance Studio planned fcr 15807 Goldenwest St., at the
southwest corner of Eolsa and Goldenwest St.
The Studio will not have any exercise equipme-.t or a sauna. It is not con-
sidered a Spa.
It will be a low impact aerobic dance studio specifically tailored to large
an:' extra large women who are concerned about their health and well being,
but are not comfortable at the usual exercise salon.
The site is highly favored because of its location, accessibility and well
m Antained appearance. It should serve our program very well and we can en-
hance the activity or the center.
Delays associated with the holidays and the vacation of the owners represen-
titive have already put us far behind schedule secondary to negotiating
the lease.

Although the site has been vacant for so ,
the space for another 6-8 weeks if another potential tenant appears. The
owners representative has already so stated.
Further delays will cause undue financial and time problems that we caii ill
afford.
If parking facility is a concern, there will not ne a negative impact due
to the Studio. We were told that the 3,150 sq. foot area equates�-to a 5:1
ratio, or 15 spaces. Employees will park in another- specified back area.

The projected peak hours of activity will be very early A.M,,.whichis"prio,r
to;the ope3ing of-many'.ofthd nearby bus nessds and in the late afternoon
and evening hours after the majority of small shops are closed. Classes
will be ^scheduled at a minimum of 1i hour intervals to avoid an overlapping
of parking time.
For the last three months I have made it e. point to drive thru the; area on
my way to and from work, to the bank and •,;o Westminster Mall -.at varying tim-
es of the day. Even during the holiday shopping time there we:; always more
than, adequate parking available, especially between Cloth. World and the'Ga1-
lery next to our planned space. ,'Ease of parking was one of the attract" -ion
presented by the area.
While it is correct that women who work usually commute singly, it is also
quite true that daring the day and in the late cvfning hours women usually
go to classes and programs in groups of two arthree.
We hope that these: additional facts will assist you in your decision , and
that you can grant us a Certificate of Occupancy as soon as possible so that
we can proceed with all the other requirements of pre-openir,,.

I am writing to request approval of a Certificate of Occupancy for an
Aerobic Dunce Studio to be known as "Women At Large", a Franchise of
I the Woa.ien At Large Systems,inc:„.1020. So. 48th Ave., Yakima, Wa. 99508
The planned Studio is to locate at 15087 Golaenwest St., Huntingt)if
Beach, Ca. 92647, Parcel 2, Book 55, Page 32 of the Parcel Map of the
Orange Co*inty Recorders Office.
The total area of the Studio os 3,15Q square feet. 1800 square feet is
designates as the Aerobic Dance area, with the remainder to be office,
reception area,,locker, boutique,dressing and store room.
Opening is tentatively scheduled fof early March 1988:
The usual Aerobic Class consists of 30 to 40: patrons per class;
As the nunber of patrons per class approaches 30 additional classes will
be schedu}.ea so that parking problems will not develop.
The clas.._5 will be primarily in the early morning,late afternoon and
evening hours to accommodate the usual business; hours of working women.
Mid -day classes will be added wnea and if a demand is4.presented.
Th'.w studio does not present a business conflict to any other enterprise
in the area.
