Compact spaces with a minimum eight feet by ninttean feet,% (8, x 19N free and clear dimension from any building, drive aisle, or setback. r b. No wlieelstops for the compact spaces. c. Indicate on legend that a minimum of 15,000 Square Feet of ( building din area shall be for warehouse purposes only. d. Correct building elevation plans to reflect proper building facades. i e. Prior to issuance of building permits, applicant shall file a parcel map consolidating the parcels. Said map shall be recorded prior to final inspection. 3. Prior to issuance of building permits, the applicant shall submit the following plans: a. Landscape and irrigation plan *o the Department of Development Services and Flbli, Works for review and approval. b. Rooftop Mechanical Equipment Plan. Said plan shall indicate screening of all rooftop mechanical equipment and shall delineate the type of material proposed to screen said equipment. 4. Landscaping shall comply with Article 979.5 of the Huntington Beach Ordinance Code. 5. The development shall comply with all applicable provisions of the Ordinance Codef Building Division, and Fire Department. _6. Maximum separation between building wall and property line shall not exceed two inches (2') where building abuts property line. 8. Driveway approaches shall be a minimum of twenty-seven feet (271) in width and shall be of radius type construction. 9. Any Edison Company transformers shall be fully screened from public view. ` 10. On -site fire hydrants shall be provided in number and at ` locations specified by the Fire Department. { 11. All repair work shall be conducted wholly within the building. 14. The applicant shall obtain the necessary permits from the South Coast Air Quality Management District. 15. All signs shall comply with Article 976 of the Huntington Beach Ordinance Code. All free-standing signs shall be low -profile, monument -type signs 16. Two (2) hydrants located at rear of the complex shall be dedicated to the City of Huntington Beach. 17. Natural gas shall be stubbed in at the locations of cooking facilities, water heaters, and central heating units 18. Low -volume heads shall be used on all spigots and water faucets. 19. All building spoils, such as unusable lumber, wire, pipe, and other surplus or unusable material, shall be disposed of at an off -site facility equipped to handle teem. 20. If lighting is included in the parking lot, high-pressure sodium vapor lamps shall be used for energy savings.
