NOTICE: 1. Occupancy of any building is prohibited and a business license will not be issued until the building has
been inspected and a certificate of occupancy is issued
2. No electrical service will be released for any existing building until the service has been inspected and
certified safe. All applicants for occupancy in an existim building are required to schedule an electrical
'fuse up' inspection in the Department of Development Services at the time this application is filed.
3. Change of occupancy or use inspection fee. Whenever it is necessary to make inspection of a building
or premises in order to determine if a change may be made in the character of occupancy or use of the
building or premises which would place the nuilding in a different division of the some group of occupancy
or in a different group of occupancy, a change of occupancy inspection fee of 3 --
shall be paid to the city.

(4) inches in height with one half ( 2) inch stioke. and of a contrasting color from the background. These
numbers must be posted on vour building in a location that is visible from the street

the National Fire Protection Association pamphlet 10 (see reverse side).

CONDITIONS OF_APPROVAT,:
The site plan, floor plans, and elevations received and dated
March 5, 1986, shall be revised and resubmitted depicting the
modifications described herein:
a. Compact spaces with a minimum eight feet by ninttean feet,%
(8, x 19N free and clear dimension from any building,
drive aisle, or setback.

c. Indicate on legend that a minimum of 15,000 Square Feet of

d. Correct building elevation plans to reflect proper building
facades.

Services.
2. Prior to issuance of building permits, applicant shall file a
parcel map consolidating the parcels. Said map shall be
recorded prior to final inspection.
3. Prior to issuance of building permits, the applicant shall
submit the following plans:
a. Landscape and irrigation plan *o the Department of
Development Services and Flbli, Works for review and
approval.
b. Rooftop Mechanical Equipment Plan. Said plan shall
indicate screening of all rooftop mechanical equipment and
shall delineate the type of material proposed to screen
said equipment.
4. Landscaping shall comply with Article 979.5 of the Huntington
Beach Ordinance Code.
5. The development shall comply with all applicable provisions of
the Ordinance Codef Building Division, and Fire Department.
_6. Service roads and fire lanes, as determined by the Fire
Department, shall be posted and marked per Fire Department
Standard No. 415.

7. Maximum separation between building wall and property line
shall not exceed two inches (2') where building abuts property
line.
8. Driveway approaches shall be a minimum of twenty-seven feet
(271) in width and shall be of radius type construction.
9. Any Edison Company transformers shall be fully screened from
public view.
` 10. On -site fire hydrants shall be provided in number and at
` locations specified by the Fire Department.

11. An automatic fire sprinkler system shall be approved and
installed pursuant to Fire Department regulations.
12. There shall be no outside storage.
'i 13. All repair work shall be conducted wholly within the building.
14. The applicant shall obtain the necessary permits from the South
Coast Air Quality Management District.
15. All signs shall comply with Article 976 of the Huntington Beach
Ordinance Code. All free-standing signs shall be low -profile,
monument -type signs
16. Two (2) hydrants located at rear of the complex shall be
dedicated to the City of Huntington Beach.
17. Natural gas shall be stubbed in at the locations of cooking
facilities, water heaters, and central heating units
18. Low -volume heads shall be used on all spigots and water faucets.
19. All building spoils, such as unusable lumber, wire, pipe, and
other surplus or unusable material, shall be disposed of at an
off -site facility equipped to handle teem.
20. If lighting is included in the parking lot, high-pressure
sodium vapor lamps shall be used for energy savings. All
outside lighting shall be directed to prevent °spillage" onto
adjacent properties.
21. A detailed soils analysis shall be prepared by a registered
Soils Engineer. This analysis shall include on -site soil '
sampling and laboratory testing of materials to provide
detailed recommendations regarding grading, chemical and fill
properties, foundations, retaining walls, streets, and
utilities,
