That portion of the Southwest one-quarter of the Northwest
one-quarter of Section 21, Township 5 South, Range 11 West.,
in the Rancho La Bolsa Chica, city of Huntington Beach, county
of Orange, state of California, as said-- section is shown on a
map recorded in book 51 page 13 of Miscellaneous Maps, in the
office of the county recorder of said county, described as
follows :
Beginning at the Southwest corner of the Northwest one-quarter
of said Section 21; thence North 00 401 15" West 660.71 feet
more or less along the West line of said Section 21 to its inter-
section with the North line of the South one-half of the South-
west one-quarter of the Northwest one-quarter of said Section 21;
thence continuing North o" 4oi 15" West 35.00 feet to a point;
thence easterly 30.00 feet to a point on the easterly right of
way line of Bolsa Chica Street, 60 feet in width as now laid
out, said point being also an -angle point in the boundary line
of the Orange County Flood Control District Westminster Channel,
as described in a deed in book 2b41 page 483, of official Records
in the office of said county recorder; thenne North 1140 191 45 it
East 42.42 feet along the southeasterly boundary of said Westminster
Channel; thence South o" 4o, 15" East b5-OO feet to the North
line of the South one-half of the Southwest one-quarter of the
Northwest one-quarter of above mentioned Section 21; thence
continuing South 0" 401 15" East 580.o4 Feet along a line
parallel to and bo feet distant from the West line of said Section
21, to the beginning of a curve, concave northeasterly, having a
radius of 30.00 feet, said curve being tangent at the easterly
terminus thereof with a line which is parallel with and 42.00
feet northerly measured at right angles from the South line of
said Northwest one-quarter; thence southeasterly 46.99 feet along
said curve through a central angle of 890 441 35" ; thence North
890 35' 10" East 671.29 feet along said parallel line to the
West boundary of Tract No. 3752 as per map recorded in book 132
pages 39 and 40 of Miscellaneous Maps, in the office of said
county recorder; thence South 00 43t 04" East 42.00 feet along the
West boundary of said Tract No. 3752; thence South 890 35 ' 10"
West 761.16 feet along the South line of the Northwest one-quarter
of said Section 21., to the true point of beginning.

This is to certify that the interest in real property conveyed by the
deed dated March 21, 1961, from Adrian 0. Hubbell and Alice J. Hubbell, husband
and wife, to the City of Huntington Beach, a municipal corporation, is hereby
accepted by order of the City Council of the City of Huntington Beach on
April 3, 1961, and the Grantee consents to recordation thereof by its duly
authorized officer.
