SYDNEY SHER and SYLVIA, SHER, his wife, SAUL SHER and DOROTHY
SHER, his wife, and. SYDNEY SHER .AND SAUL SHER TRUSTEES FOR INDIVIDUAL
PARTICIPANTS in agreement dated October 1960, hereinafter called
GRANTOR hereby grants to the CITY OF HUNTINGTON BEACH, hereinafter
called_ CITY, upon the limitation hereinafter set forth, an easement
for public highway purposes over that certain real property in the
County of Orange, State of California, described as follows:
An easement for public highway purposes in that portion of
the Northeast Quarter of Section 23, in, Township 5 South, Range 11 West$
S.B.M., partly in the Rancho la Bolsa Chica and partly in the Rancho
Teas Bolsast in the City of Huntington Beach, County of Orange, State of
California, as said section is shown on a map thereof recorded in book
51, page 13, M scellanebus Maps, records of said Orange County, des—
cribed as follows:
Beginning at the southwest corner of the East 240 feet of the Northwest
Quarter of said Northeast Quarter; thence along the southerly line of
said Northwest Quarter South 89 25" 00" West 30 feet; thence parallel
with the east line of said Northwest Quarter North 00 44r 29" West 23.94
feet; thence South 890 15. 35" West 30 feet; thence North 0 441 25"
West 1216.78 feet to a tangent curve concave southwesterly and having a
radius of 30 feet, said curve being also tangent to the south line of
the North 50 feet of said Northeast Quarter; thence northwesterly along
said curve 47.04 feet through a central angle of 89° 501 45" to said
south line; thence North 00 351" 10" West 50 feet to the north line of
said Northeast Quarter; thence along said north Line North 890 20 50"
East 435.78 feet to the east line of the West 106 feet of the Northeast
Quarter of said Northeast Quarter of Section 23; thence along last
mentioned east line South 0 441 25" East 50 feet to said south line of
the North 50 feet of said Northeast Quarter; thence along said south
line South 890 24r 50" Webt 315.92 feet to a tangent curve concave
southeasterly and having a radius of 30 feet, last mentioned curve being
also tangent to the west line of the East 240 feet of said Northwest
Quarter; thence southwesterly along said curve 47.20 feet through a
central angle of 90 091 15" to said west line; thence along said west
line South 00 44f 25" East 1240.48 feet to the point of beginning.

Excepting
p and reserving unto Grantor, its successors and assigns,
for its and their benefit and the benefit of its and their present and
future subsidiaries and their respective successors and assigns, the
right at any time and from time to time, and at any place or places,
to lay, construct, reconstruct, replace, renew, repair, maintain, operate,
change the size of, increase the number of and remove pipe lines, and
appurtenances thereof, for the transportation of oil, petroleum., gas
gasoline, water or other substances, and to construct, maintain, operate,
repair, renew, add to and remove poles and overhead and underground wirest
conductors, cables and conduits, and appurtenances thereof, over, under,
along and across said parcel (but in such manner as not to interfere
unnecessarily with the use of said easement for read purposes); and
City expressly covenants that the rights so reserved may be so exercised
during all the time said easement is used as a public highway, subject
only to reasonable regulation by the proper authorities.
This grant of easement is given and made for so long as said real
property shall be used continuously for a public highway and said
easement shall terminate without further act by Grantor or its successors
and assigns upon the cessation of such use for a period of six (6)
months.
This grant of easement is given subject to all valid and existing
licenses, leases, grants, exceptions and reservations affecting said
premises, but more particularly subject to the exceptions, reservations,
limitations and covenants hereinbefore made, and each of them.
IN WITNESS WHEREOF, Grantor hae executed this grant of easement
