Huntington Harbour Corporation, a Delaware corporation, and
Sunset Beach - Surfside Water Company, a California corporation,
grantors, do hereby grant to THE CITY OF HUNTINGTON BEACH, a
municipal corporation, subject to the reservations and
restrictions hereinafter stated, an easement for public street
f purposes over the real property in the City of Huntington Beach,
County of Orange, State of California, described as follows :
That portion of the northwest quarter of Fractional
Section 29, Township 5 South, Range 11 West, in the City of
Huntington Beach, County of Orange, State of California, as
per Map recorded in Book 51, Page 13, of Miscellaneous Maps,
Records of said County, described as follows :
Beginning at the southeast corner of Lot "Et1 in Tract
No. 4880 as per- map recorded in Book 172, Pages 12 to 19,
Inclusive, of said Miscellaneous Maps, said corner being
60 feet northerly measured at right angles from the centerline
of Warner Avenue as shown on said map of Tract No. 4680; thence
parallel with said centerline N 890 511 53" E 19.53 feet to
the beginning of a tangent curve concave to the northwest
having a radius of 740.00 feet; thence northeasterly along
said curve through a central angle of 690 461 43" a distance
of 901.22 feet; thence tangent to said curve N 200 05' 10" E
416.37 feet to the beginning of a tangent curve concave to
the southeast having a radius of 690.00 feet; thence north-
easterly along said curve through a central angle of 10 511 02"
a distance of 22.29 feet to a point in the east line of said
northwest quarter of Fractional Section 29; said point being
distant on said east line S 00 431 22" E 368.50 feet from
the northeast corner of said northwest quarter; thence along
said east line S 00 431 22" E 336.77 feet to a point in a
line that is parallel with and distant southeasterly 120.00
feet measured at right angles from the line previously described
herein as bearing N 200 051 10" E; thence along sAid parallel
line S 200 05t 10" W 123.85 feet to the beginning of a tangent
curve concave to the northwest having a radius of 860.00 feet
and said curve being concentric with the curve previously
herein described as having a radius of 740.00 feet; thence
southweffterly along said concentric curve through a central

angle of 480 14, 59" a distance of 727.66 feet to said centerline
of Warner Avenue; thence along said centerline S 890 51' 53" W
335.12 feet to the southerly prolongation of the east line of
said Lot "E" ; thence along said southerly prolongation
N 00 081 07" W 60.00 feet to the point of beginning.
The foregoing description embraces 3 .195 acres, more or
less .
Rider 1.
This conveyance is subject to acceptance by the City
Council of the City of Huntington Beach and is made upon the
following conditions subsequent: (i) that said City shall
commence and complete the construction of street improvements
on the property conveyed by this deed within twelve (12)
months of the date of acceptance of this deed; and (ii ) that
within twelve (12) months following completion of such street
Improvements the following easements for road and street
purposes shall have been abandoned:
(1) An easement for road purposes, to realign, open
and improve a portion of Algonquin Street, as conveyed to the
County of Orange recorded April 27, 1948 in Book 1756, Page 298
of official Records.
(2) An easement for street purposes as conveyed to
County of Orange by deed recorded September 28, 1948 in
Book 1707, Page 379 of Official Records .
Rider 2.
In the event that said city shall not comply with said
conditions subsequent, title to said property shall revert
back to the grantors, their heirs, administrators, successors
and assigns.
Rider 3.
As part of the offer of th4.sC'de9dodf easement to the City
of Huntington Beach, the grantors waive direct vehicular access
rights to the easterly right-of-way line of the described easement.
