THIS INDENTURE, made the day of June, 1965,
By and between the Huntington Continental Town House Associa-
tion, Inc. , Unit No. 1, a non-profit corporation, organized t4)
and existing under and by virtue of the laws of the State of
California, and having its principal place of business in the
County of Orange, State of California, the Grantor, and the
City Of Huntington Beach, a municipal corporation of the County
of Orange, State of California, the Grantee,
WITNESSETH: That the grantor, for a valuable con-
sideration, receipt of which is hereby acknowledged, does, by
these presents, grant, bargain, sell, and convey unto the
grantee, all and each of those certain paved streets and curbs,'
street lights and standards and fixtures appurtenant thereto,
situated within Lot M, Tract 4416, in the City of Huntington
Beach, County of Orange, State of California, as shown on a
Map recorded in Book 175, Pages 48, 49, and 50, of Miscellaneous
Maps and Records of the County of Orange, California;
Provided, always, that the several streets, curbs,
street lights and standards and fixtures appurtenant thereto,
thus granted, shall remain forever for the sole use and benefit
of the public for street and highway purposes only, subject to
such regulatory ordinances now in effect, or hereafter enacted
by ,the grantee with respect to the streets and highways of the
City of Huntington Beach, California.

resolution adopted by the members of record of said Associa-
tion on the 18th day of January, 1965, has caused these

3. An Easement for underground conduits and incidental purposes, as conveyed I
to Southern California Edison Company by deed recorded January 16, 1963 in Book
6397, page 2 of Official Records.
4. The Dedication to the City of Huntington Beach of the domestic water system
and appurtenances as indorsed on the map of said tract.
5. The Dedication to the City of Huntington Beach of all rights for develop-
ment and construction of any structure not included in the approved development
plan, as indorsed on the map of said tract.
6. The Dedication to the City of Huntington Beach of sanitary sewer system
and appurtenances as indorsed on the map of said tract.
7. The Dedication to the City of Huntington Beach of the right of surface
entry over Lot M and any parties subsequently authorized by the City without,
however, dedication for public use for highway purposes over said land that is'
intended for lot owners in this subdivision, their licensees, visitors, tenants
and servants, as indorsed on the map of said tract.
8. The Effect of a Declaration of Restrictions executed by Huntington Beach
Land Company, a corporation, recorded February 28, 1963 in Book 6449, page 238,
of Official Records containing covenants, conditions and restrictions which
provide, among other things, that power of sale is granted to the Association i
in connection with lien arising out of non-payment of certain Association
charges, which further provide that a violation thereof shall not defeat or
render invalid the lien of any mortgage or deed of trust made in good faith
and for value.

The covenants, conditions and restrictions referred to above do not include
restrictions upon the sale or occupancy of said land on the basis of race, color
or creed.
An instrument declaring a modification of said covenants, conditions and
restrictions was recorded in Book 6676, page 823 of Official Records.
9. An Easement over said land for underground pole lines, conduits and inci-
dental purposes as set forth in an instrument recorded in Book 6663, page 636
of Official Records.
10. An Easement over said land for underground lines, conduits and incidental
purposes as set forth in an instrument recorded in Book 6676, page 826 of
Official Records.
