WYLIE CARLYLE, County Recorder QUITCLAIM D E E D FOR A VALUABLE CONSIDERATION, receipt of which is hereby acknowledged, Huntington Beach Company, a corporation, hereinafter referred to as "Huntington", hereby quitclaims to the City of Huntington Beach, a municipal corporation, hereinafter referred to as "City", all of its respective right, title and interest in and to the following described real property in the County of Orange, State of California: Parcel 1• That portion of Fractional Section 14, Township 6 South, Range 11 West, in the Rancho Las Bolsas, as shown on a map recorded in book 51, page 14 of Miscellaneous Maps, records of Orange County, California, described as follows: Beginning at a point of intersection of the Southwesterly prolongation of the Southeasterly line of First Street 75.00 feet wide, with the Southwesterly line of Ocean Avenue 100.00 feet wide as said lines are shown on a map of Huntington Beach, recorded in book 3, ' page 36 of Miscellaneous Maps, records of Orange County, thence along said Southwesterly line South 490 22' 45" East, 212.76 feet to the point of intersection with the Northeasterly line of the Fourth described parcel in deed recorded April 9, 1907, in book 155, page 260 of Deeds, records of Orange County; thence South 550 45' 23" East 1249.60 feet along said Northeasterly line and its Southeasterly prolongation to its intersection with the Southwesterly prolongation of the center line of Huntington Avenue, 60.00 feet wide, as it now exists thence South 360 54' 46" West along said Southwesterly prolongation 60.07 feet to a point in the Southeasterly prolongation of the Southwesterly line of said Fourth described parcel thence North 550 45' 23" West parallel with said Northeasterly line and its Southeasterly prolongation 709.97 feet to an angle point in the Northeasterly line of the land described in that certain easement Deed to the City of Huntington Beach, recorded February 15, 1932, in book 532, page 437 of Deeds; thence South 320 36 ' 02" West 22.01 feet to an angle point in said last mentioned Northeasterly line; thence North 550 45' 23" West 542.04 feet to an angle point in said Northeasterly line; thence North 490 22' 45" West along said Northeasterly line to a point of intersection of the Southwesterly prolongation of the Southeasterly line of said First Street; thence Northeasterly along said Southwesterly prolongation to the point of beginning. Parcel 2• That portion of Fractional Section 14, Township 6 South, Range 11 West, in the Rancho Las Bolsas, as shown on a map recorded in book 51, page 14 of Miscellaneous Maps, records of said County, included within a strip of land 15.00 feet wide, the southeasterly line thereof being described as follows: Beginning at a point of intersection of the southwesterly prolongation of the southeasterly line of First Street, 75.00 feet wide, with the southwesterly line of Ocean Avenue, 100.00 feet wide, as said lines are shown on a map of Huntington Beach, recorded in book 3, page 36 of Miscellaneous Maps, records of said County; thence southwesterly along the southwesterly prolongation of said southeasterly line 82.00 feet; to the northeasterly line of the land described in deed recorded February 15, 1932, in book 532, page 437 of Official' Records of said County to the City of Huntington Beach. hereinafter referred to as "said land", EXCEPTING AND RESERVING to Huntington, its successors and assigns, all oil, gas, asphaltum and other hydrocarbons, and all other minerals whether similar or dissimilar to those herein specified within or that may be produced from said land, together with the exclusive right from time to time to drill in, into and within said land by means of a well or wells drilled from the surface of land other than said land, and with the exclusive right to repair, redrill, deepen, maintain, rework and operate such well or wells and produce said oil, gas, asphaltum and other hydrocarbons and other minerals by means of such well or wells. Such exclusive rights shall not be limited by the first or any subsequent exercise thereof. Provided, however, that Huntington shall not have the right to use the surface of said land for any of the aforesaid purposes, nor, unless the permission of the City is first obtained, conduct any such operations at a depth above five hundred (500) feet below the surface of said land, ALSO EXCEPTING AND RESERVING to Huntington, its successors and assigns, the exclusive right from time to time to drill in, into and through the subsurface of said land and into and bottom under land other than said lands by means of a well or wells drilled from the surface of land other than said land, and with the exclusive right to repair, redrill, deepen, maintain and rework and operate such well or wells, and produce oil, -2- DOOK 8730 wE 730 M gas, asphaltum and other hydrocarbons and other minerals whether similar or dissimilar to those mentioned herein from land other than said land. Such exclusive rights shall not be limited by the first or any subsequent exercise thereof but, unless the permission of the City is first obtained, shall only be exercised at depths of five hundred (500) feet or deeper below the surface of said. land.
