' 13HEREAS, SOUTHERN PACIFIC COMPANY, a Delaware corporation,
hereinafter referred to as 'Grantor" and CITY OF HUNTINGTON BEACH,
a municipal corporation, hereinafter referred to as "Grantee", each
own an undivided one-half interest in the property hereinafter
described,
AND WHEREAS, if is the desire of Grantor to quitclaim to
Grantee its one-half interest in the subject property, excepting
and reserving to the Grantor an undivided one-half interest in the
mineral rights in the subject property.
NOW, THEREFORE, for valuable consideration, receipt of
which is hereby acknowledged, Grantor hereby does remise, release
and forever quitclaim to Grantee its interest in that certain
property hereinafter described: RECORDED AT REQUEff CW

EXCEPTING AND RESERVING, however, to the Grantor, its
successors and assigns , forever, the title and right to an
`ik undivided one-half interest in the minerals and mineral ores of
every kind and character now renown to exist or hereafter discovered
upon, within, or underlying said land or that may be produced there-
from, including, without limiting the generality of the foregoing,
r all petroleum, oil, natural gas, and other hydrocarbon substances
and products derived therefrom, together with perpetual right of
said Grantor, its successors and assigns, of ingress and egress
beneath the surface of said land to explore for, extract, mine, and
remove the same, and to make such use of said land beneath the sur-
face as is necessary or useful in connection therewith, and other
use thereof, which uses may include lateral or slant drilling,

digging, boring, or sinking of wells, shafts, or tunnels to other
lands not subject to those reservations and easements , provided,

however, that said Grantor, its successors and assigns, shall not

use the surface of said land in -the exercise of any of said rights
and shall not disturb the surface of said land or any improvements
thereon or remove or impair the lateral or subjacent support of said
land or any improvements thereon, and shall conduct no operations
within five hundred (500 ') feet of the surface of said land.
In the exercise of said reserved easements, mineral
rights, and reservations, Grantor may pool said lands with other
lands . The rights of Grantor shall include, but shall in no 'way
be limited to, all subterranean rights necessary, incidental, or
convenient to the full exercise of the rights reserved by Grantor
below five hundred (500 ') feet of the surface of said land and
shall include the right to drill and maintain well holes through
the said land below five hundred (500 ') feet from the surface there-
of for the purpose of removing oil, gas, and other hydrocarbon sub-
stances from other lands whether such other lands be adjacent,
contiguous, or distant from said lands .
IN JITNESS '4HEREOF, Southern pacific Company has caused
these presents to be executed this day of 4-Ck-- 1968.

within the 40 foot strip of land conveyed to Santa Ana and Newport
Railway Company by deed recorded June 14, 1899 in Book 44, Page 66

of Section 14, Township 6 South, Range 11 West, S. B. B. & M. ,
described as follows :
All that portion of the land described in the deed from Pacific
Electric Land Company to Los Angeles Inter-Urban Railway Company,
recorded November 7, 1906 in Book 139, Page 9 of Deeds, lying
Southeasterly of the Northeasterly line of that portion of strip
of land 40 feet in width described in deed to the Santa Ana and
Newport Railway Company described in Parcel Vabove and Northwest-
erly of a line drawn at right angles to the Southwesterly line of
said 40 foot strip of land conveyed to Santa Ana and Newport
Railway Company from a point distant 1610.4 feet Northwesterly
measured along the Southwesterly line of said 40 foot strip from
the Easterly line of said Section 14.
Parcel 3: That portion of the Southwest quarter of the Northeast
quarter of Section 14, Township 6 South, Range 11 West in the
Rancho Las Bolsas, as shown on a map recorded in Book 51, Page 14
of Miscellaneous Maps, records of Orange County, California,
included within a strip of land 80.00 feet wide cited a "Second"
in that certain deed to Southern Pacific Railway Company, recorded
December 20, 1905 in Book 123, Page 96 of Deeds, records of Orange
County, California, lying Southerly of the Southerly boundary of
that certain piece or parcel of land described in that certain
Indenture recorded on October 7, 1931 in Book 506, Page 448 of
Official Records.
Parcel 4: That portion of the South half of the Northeast quarter
of Section 14, Township 6 South, Range 11 West, S. B. B. & M. ,
described as follows: A strip of land 40 feet in width being 20
feet on each side of the following described center line:
Beginning at the Southeasterly terminus of that certain 4° tapered
railway curve concave Northeasterly described in "Second" in the
deed from Pacific Electric Land Company to Southern Pacific Rail-
road Company, recorded December 20, 1905, in Book 123, Page 96 of
Deeds, said point of beginning being North 50 15" Nest 148.05 feet
from a 4" x 4P1 stake marked "M5" in the Northeasterly line of
that certain strip of land 40 feet in width conveyed to Santa
Ana and Newport Railway Company by deed recorded June 14, 1899 in
Book 44, Page 66 of Deeds, and Southeasterly measured along the
Northeasterly line of said 40 foot strip of land last described
804. 3 feet from a 4" x 4" stake marked strip
set at the Northwest
corner of land described in the deed to The Mills Land and Water
Company, recorded March 2, 1904, in Book 101, Page 282 of Deeds;
thence from said point of beginning South 53 06 East to a point
in a line drawn at right angles Northerly from a point in the
Southwesterly line of said land described in said deed recorded in
Book 44, Page 66 of Deeds and which last mentioned point is dis-
tant Northwesterly along said Southwesterly line 1610.4 feet from
the Easterly line of said Section 14.

recorded December 20, 1905, in Book 123, Page 96 of Deeds, in
the office of the County Recorder of said County; thence along said
Northeasterly line South 53* 02 ' 30" East, 438.00 feet; thence
North 57' 46 38" West, 169 .58 feet; thence North 53* 02 ' 30" West,
131.00 feet; thence North 67* 25 ' 30" West, 39 .03 feet; thence
Westerly, tangent to last described course along a curve having a
radius of 20.00 feet; through an angle of �60 47 44", a distance
of 23.32 feet to the Southwesterly line of said 40 foot strip;
thence along said Southwesterly line, North 53' 02 ' 30" West,
101. 30 feet to a curve concave Westerly and having a radius of
70.00 feet; thence Northerly, along said curve, from a tangent

of Beginning.
