POLICY OF TITLE INSURANCE }

FIRST AMERICAN TITLE INSURANCE COMPANY, a California corporation, herein called the Company, for a
valuable consideration paid for this policy, the number, the effective date, and amount of which are shown in Schedule
A, hereby insures the parties named as Insured in Schedule A,the heirs,devisees, personal representatives of such Insured,
or if a corporation, its successors by dissolution, merger or consolidation,against loss or damage not exceeding the amount
stated in Schedule A, together with costs, attorney"s fees and expenses which the Company may become obligated to
pay as provided in the Conditions and Stipulations hereof, which the Insured shall sustain by reason of:
1. Any defect in or lien or encumbrance on the title to the estate or interest
covered hereby in the land described or referred to in Schedule C, existing
at the date hereof, not shown or referred to in Schedule B or excluded from
coverage in Schedule B or in the Conditions and Stipulations; or
2. Unmarketability of such title; or

3. Any defect in the execution of any mortgage shown in Schedule B securing
an indebtedness, the owner of which is named as Insured in Schedule A, but
only insofar as such defect affects the lien or charge of said mortgage upon
the estate or interest referred to in this policy; or
4. Priority over said mortgage, at the date hereof, of any lien or encumbrance
not shown or referred to in Schedule B, or excluded from coverage in Schedule
B or in the Conditions and Stipulations, said mortgage being shown in Schedule
B in the order of its priority.
all subject, however, to the Conditions and Stipulations hereto annexed, which
Conditions and Stipulations, together with Schedules A, B, and C are hereby made
a part of this policy.

This policy does not insure against loss or damage by reason of the matters shown in parts one and two following:
Part One:
1. Taxes or assessments which are not shown as existing liens by the records of any taxing authority
that levies taxes or assessments on reap property or by the public records.
2. Any facts, rights, interests, or claims which are not shown by the public records but which could be
ascertained by an inspection of said land or by making inquiry of persons in possession thereof.
3. Easements,claims of easement or encumbrances which are not shown by the public records.
4. Discrepancies, conflicts in boundary lines, shortage in area, encroachments, or any other facts which
a correct survey would disclose.
5. Unpatented mining claims; reservations or exceptions in patents or in Acts authorizing the issuance
thereof; water rights,claims or title to water.

The land referred to in this policy is situated in the State of California County
of Orange, City of Funtington Beach and is described as follows:
That portion of the East half of the Northwest quarter of the northeast quarter
of Section 34, Township 5 South, Range 11 West, in the Rancho La Bolsa Chica, as
said section is shown on a map recorded in Book 51, page 13 of Miscellaneous Maps,
records of Orange County, California, described as follows:
Parcel 2 of a map filed in Book 18, page 33 of Parcel Maps in the office of the
County Recorder of Orange County, California, more particularly described as a
whole as follows:
Beginning at the Southwest corner of the Southeast quarter of the Northwest quarter
of. the Northeast quarter of said Section 34; thence Northerly 571.43 feet along the
West line of said Southeast quarter of the Northwest quarter of the Northeast quarter;
thence North 52° 32' 57" East 299.09 feet to the beginning of a tangent curve concave
Southeasterly having a radius of 380.00 feet; thence Northeasterly along said curve
through a central angle of 07° 31' 10", an arc distance of 49.87 feet; thence North
60° 04' 07" East 152.32 feet to the beginning of a tangent curve concave Northwesterly
having a radius of 420.00 feet; thence Northeasterly along said curve through a
central angle of 80 00' 39", an arc distance of 58.72 feet; thence North 52° 03' 28"
East 245.24 feet to the East line of the Northwest quarter of the Northeast quarter
of said Section 34; thence Southerly 1031.58 feet along the East line of said North-
west quarter of the Northeast quarter to the Southeast corner thereof; thence West-
erly 659.95 feet along said South line to the point of beginning.
Excepting from a portion of said land one-half of all oil, gas and other hydrocarbon
substances in or under said land lying below a depth of 500 feet from the surface of
said land, as reserved by W. F. Slater and Ruth Slater, husband and wife, in deed re-
corded March 25, 1959 in Book 4640, page 576 of Official Records, the surface rights
thereof having been quitclaimed in quitclaim deed recorded December 4, 1963 in Book
6828, page 519 of Official Records.
Also excepting from the remainder of said land all minerals, oil, gas, petroleum, and
other hydrocarbon substances in or under or which may be produced from said land which
underlies a plane parallel to and 500 feet below the present surface of said land for
the purpose of prospecting, for the exploration, development, production, extraction,
and taking of said minerals, oil, gas, petroleum and other hydrocarbon substances from
said land by means of mines, wells, derricks, and/or other equipment from surface
locations or adjoining or neighboring land or lying outside of the above-described
land, it being understood that the owner of such minerals, oil, gas, petroleum, and
other hydrocarbon substances as set forth above shall have no right to enter upon the
surface of the above described land nor to use any of the said land or any portion
thereof above said plane parallel to and 500 feet below the present surface of the
said land for any purpose whatsoever, as set forth in the deed from W. F. Slater and
wife recorded December 4, 1963 in hook 6828, page 517, Official Records.
