CONTRACT OF SALE
THIS AGREEMENT, made and entered into between JAMES' L. -
CROWTHER and FRANK D. RINALDI, hereinafter called "Seller,"
and CITY OF HUNTINGTON BEACH, a municipal corporation, here-
inafter called "Purchaser: "
1. Seller agrees to sell and Purchaser agrees to
purchase the following described real estate, with the
appurtenances, situate in the County of Orange , State of
California:
The Southerly 5
14 feet of the West Half of
the Northwest Quarter of the Northwest
Quarter of the Northwest Quarter of Section
35, in Township 5 South, Range 11 West, in
the Rancho Las Bolsas Map in Book 51, Page
13 , Miscellaneous Maps , Records of said
County.
2. The terms and conditions of this Contract are as
follows :
The purchase price is Twenty-Seven Thousand Five
Hundred Dollars ($27,500) , and Purchaser promises to pay to
Seller said purchase price in cash upon the recording of
Seller's grant deed to Purchaser and the recording of the
recon.veyance of the deed of trust presently affecting said
property.
3 . Purchaser is entitled to take possession of said
premises upon the payment of said total sum as provided for
in Paragraph 2 above
4. Notwithstanding Paragraphs 2 and 3 'above, property
taxes shall be prorated as of the date of recordation of said
grant deed, and the amount of the property taxes as well as
the amount of the balance of the note secured by the deed of
trust affecting said property, recorded December 10, 1962 in
Book 6353, Page 88 of Deeds of Orange County, shall be paid
by Purchaser and deducted from said purchase price referred
to in Paragraphs 2 'and 3 above
5. Purchaser shall pay the following costs , over and
above said purchase price : revenue stamps on grant deed and
reconveyance, title insurance policy, escrow.
6. Purchaser acknowledges receipt from Seller of an
executed grant deed of said property.
7 . Title is to be free of Liens , encumbrances , ease-
ments , restrictions, rights and conditions of record or

known to Seller, other than the following:
A right of way for pipe lines and pole line, with
the right of ingress or egress to and from the
same, over and through, under or along the East-
erly 10 feet of the Westerly 40 feet of said
land, as granted to Standard Oil Company, a
corporation, by deed dated December 3, 1920, and
recorded in book 381, page 88 of Deeds .
8 . Seller' s signature hereon constitutes an offer to
Purchaser to sell the real estate described above . Unless
acceptance hereof is signed by Purchaser and the signed copy
delivered to Seller by mail to the address shown below within
thirty (30) days hereof, this offer shall be deemed revoked.
