B or in the Conditions and Stipulations, said mortgage being shown in Schedule
B in the order of its priority.

Part One:
I. Taxes or assessments which are not shown as existing liens by the records of any taxing authority
that levies taxes or assessments on real property or by the public records.
2. Any facts, rights, interests, or claims which are not shown by the public records but which could be
ascertained by an inspection of said land or by making inquiry of persons in possession thereof.
3. Easements, claims of easement or encumbrances which are not shown by the public records.
4. Discrepancies, conflicts in boundary lines, shortage in area, encroachments, or any other facts which
a correct survey would disclose.

way for and to construct irrigation or drainage ditches through said tract to
irrigate or drain the adjacent land by deed recorded in Book 30, page 93 of
Deeds.
4. The Covenants, conditions, reservations and restrictions as contained in
the deed for portion of said land from T. R. Talbert and others to Ann E.
Bushard recorded March 13, 1931 in Book 463, page 257 of Official Records,
but deleting restrictions, if any, based on race, color, religion or national
origin.
5. The Effect of a Map filed in Book 6, page 11 of Record of Surveys in the
office of the County Recorder of Orange County, California, purporting to
show the herein described and other land.
6. The Right of Way for pipe line and incidents thereto for transportation
of oil, petroleum, gas, gasoline, water or other substances over and across
the Southerly portion of said land, as conveyed to Standard Oil Company of
California by deed recorded April 29, 1947 in Book 1521, page 164 of Official

Catherine F. Holtz, husband and wife, purporting to convey an undivided one-
half interest in the herein described said land, excepting therefrom an un-
divided three-fourths interest in all oil, gas and other hydrocarbon sub-
stances and minerals now and hereafter in, on and under said land, as owned
by Henry A. Holtz and others to Andrew L. Holtz and Catherine F. Holtz,
husband and wife, as their community property, recorded July 17, 1961 in
Book 5787, page 7 of Official Records.
8. An Easement for street and public utility purposes as set forth in an
instrument recorded in Book 9236, page 253 of Official Records, over the
Northerly 30 feet of said land.

That portion of the Southwest quarter of Section 7, Township 6 South, Range
10 West in the Rancho Las Bolsas, as shown on a Map recorded in Book 51, Page
14 of Miscellaneous Maps, records of Orange County, California, described as
follows:
Beginning at the intersection of the Northerly line of the Southwest quarter of
said Section 7 with the Easterly line of the land described in deed to the
Orange County Flood Control District, recorded December 27, 1961 in Book 5956,
page 185 of Official Records; thence Easterly along the Northerly line of the
Southwest quarter of said Section 7 to a line parallel with and distant 220.00
feet Easterly, measured at right angles, from the Easterly line of said land
of the Orange County Flood Control District; thence Southerly along said last
mentioned parallel line to the Northerly line of the Southerly 50 acres of the
North half of the Southwest quarter of said Section 7; thence Westerly along
said last mentioned Northerly line to the Easterly line of said land of the
Orange County Flood Control District; thence Northerly along said last mentioned
Easterly line to the point of beginning.
EXCEPT all oil, gas and other hydrocarbon substances or other minerals in or
under such parcel, together with the right to drill through the subsurface
