the Deed to. Sunset Land and Water Company, recorded January 6, 1922 in Book
411, page 57 of Deeds, said corner being located 20 chains South and 54.81
chains West of the South quarter corner of Section 20, Township 5 South,
Range 11 West, S. B. B. & M., said corner being in the centerline of Los
Patos Avenue 60 feet wide, as described in the deed to the County of Orange,
recorded June 17, 1901 in Book 71, page 16 of Deeds; thence North 89' 45' East
50 feet along the centerline of said Los Patos Avenue; thence at right angles
to said Los Patos Avenue, North 000 141- West 330 feet; thence parallel to and
distant 330 feet from said centerline of Los Patos Avenue, South 89' 45' West
307.48 feet, more or less, to an intersection with the Northeast line of the

This policy does not insure against loss or damage by reason of the matters shown in parts one and two following:
Part One:
I. Taxes or assessments which are not shown as existing liens by the records of any taxing authority
that levies taxes or assessments on real property or by the public records.
2. Any facts, rights, interests, or claims which are not shown by the public records but which could be
ascertained by an inspection of said land or by making inquiry of persons in possession thereof.
3. Easements, claims of easement or encumbrances which are not shown by the public records.
4. Discrepancies, conflicts in boundary lines, shortage in area, encroachments, or any other facts which
a correct survey would disclose.
S. Unpatented mining claims; reservations or exceptions in patents or in Acts authorizing the issuance
thereof; water rights, claims or title to water.

1. General and Special Taxes for the fiscal year 1971-1972 exempt; Code Area

2. Any Claim or defect in or failure of title to that portion of said land lying
within the exterior boundaries of the State Tidelands described in the patent from
the State of California recorded April 4, 1903 in Book 1, page 205 of Patents,
Orange County, California, based upon the claim that some portion of said land was
not actually tideland on September 9, 1850 and on the date of said tideland patent.
3. Any Adverse claim to any portion of said land which has been created by art-
ificial means or has accreted to such portion so created.
4. The Reservation of public rights and easements incorporated by law in the
patent from the State of California for the herein described and other land,
recorded April 4, 1903 in Book 1, page 205 of Patents, Orange County, California,
including rights as to commerce, navigation and fishery.
5- An Easement over the Southerly portion of said land included within a strip
of land 60 feet in width, the centerline of which is described as commencing
at a point 20 chains South of the common corners of Sections 20, 21, 28 and 29
in Township 5 South, Range 11 West; thence West 107.38 chains to the tide water
of the Pacific Ocean, as granted to the County of Orange for road purposes upon
the terms, covenants and conditions therein contained, by deed recorded June 17,
1891 in Book 71, page 16, Deeds.
6. The Rights of Way for and to construct and maintain irrigation or drainage
ditches of pipe lines, for the purpose of irrigating or draining the adjacent
lands, as excepted in the deed dated May 21, 1903 from Robert J. Northam re-
corded May 22, 1903 in Book 85, page 97 of Deeds, records of Orange County,
California.
7. The Effect of a Map filed in Book 7, page 20 of Record of Surveys in the
office of the County Recorder of Orange County, California, purporting to show
the herein described and other land.
8. The Effect of Maps filed in Book 55, page 44 and Book 58, page 35, Records
of Survey, in the office of the County Recorder of Orange County, California,
purporting to show the herein described and other land.

9. The Effect of an unrecorded Oil and Gas Lease affecting a portion of said
land and other land, dated July 15, 1964, executed by Crocker-Citizens National
Bank, as to an undivided interest and by others as to undivided interests in
said land, as lessors, and Grover Collins, as lessee, upon the terms, covenants
and conditions therein contained, memoranda in counterparts were recorded April
8, 1965 in Book 7476, page 707 and following, April 14, 1965 in Book 7483, page 145,
Official Records, May 27, 1965 in Book 7535, page 895, June 7, 1965 in Book ?546,
Page 555 and July 22, 1965 in Book 7603, page 412, Official Records, to which records
and to the original lease reference is made for full particulars.
The present ownership and/or matters of record affecting the lessors' and lessee's
interest in and to said leasehold estate is/are not shown in this policy, except
as follows:
Note: Said lessors had no record interest in the herein described land at the
date of said lease, nor have they since acquired such an interest.
10. The Effect of a Corporate Fiduciary Deed dated June 15, 19670 executed by
Union Bank, a banking corporation, as Executor of the Estate of Caroline Etchemendy,
deceased, purporting to convey an undivided 15/48th of 1/36th interest in the
mineral rights under the herein described and other land to Juanita Murphy, James
P. Larronde, John Larronde and Anita Watson, each as to an undivided 1/4 interest
thereof, recorded July 6, 1967 in Book 8303, page 819 of Official Records.
Said deed recites, in part, as follows:
"This deed is given pursuant to a Decree of Distribution, Case No. P-478,519,
Superior Court of the State of California, County of Los Angeles, filed March
8, 1967, entered in Decree Book 1815, page 673 on March 10, 1967."
Note 1: No examination has been made of the proceedings had in such case.
Note 2: Said grantee had no record interest in said land at the date of
said deed, nor has it since acquired such an interest.
