of Miscellaneous Maps in the Office of the County Recorder of said County and that
portion of Pecan Avenue (formerly Magnolia Avenue) vacated August 6, 1979 by
Resolution No. 4778 and recorded in book 13274, page 1532 of official record in the Office
of the County Recorder of said county, described as follows:
Beginning at the southerly corner of said block 405, thence N 4802253" W 240.08 feet
to the southwesterly corner of block 405 thence N 41° 36' 1 1" E 386.54 feet along the
northwesterly line of said block 405 to the beginning of a nontangent curve, concave
southerly, having a radius of 387.50 feet a radial line through said point bears north
21037'53" west; thence easterly 312.50 feet along said curve through a central angle
of 31054131" to a reverse curve, concave northerly, having a radius of 215.50 feet,
