Orange, State of California, described as follows:

The West 68.00 feet of the North 90.00 feet of the South 480.00 feet of the Southeast Quarter of
Section 16,Township 5 South, Range 11 West, in the Rancho La Bolsa Chica, as per map recorded in Book
51, page 13 of Miscellaneous Maps, in the office of the County Recorder of said County.
Parcel2:
The North 90.00 feet of the East 266.00 feet of the South 480.00 feet of the Southwest Quarter of
Section 16, Township 5 South, Range 11 West, in the Rancho La Bolsa Chica, a as per map recorded in
Book 51, page 13 of Miscellaneous Maps, in the office of the County Recorder of said County.
EXCEPTING AND RESERVING unto Edison, its successors and assigns, all uranium, thorium and
other fissionable materials, all oil, gas, petroleum, asphaltum, and other hydrocarbon substances and
other minerals and mineral ores of every kind and character, whether similar to these herein specified or
not, within or underlying, or which may be produced from the hereinbefore described land, together with
the right to use that portion only of said land which underlies a plane parallel to and five hundred (500)
feet below the present surface of said land, for the purpose of prospecting for, developing and/or extracting
said uranium, thorium, and other fissionable materials, oil, gas, petroleum, asphaltum, and other mineral
or hydrocarbon substances from said land, it being expressly understood and agreed that said Southern
California Edison Company, its successors and assigns, shall have no right to enter upon the surface of
said land, or to use said land or any portion thereof to said depth of five hundred (500) feet, for any
purpose whatsoever except as hereinafter specifically reserved.

ALSO RESERVING unto Edison, its successors and assigns, an easement and right of way to
construct, use, maintain, alter, add to, enlarge, repair, replace, inspect, and/or remove, at any time and
from time to time, electric lines, consisting of metal towers,wood and/or metal poles. "H"frame structures,
guy wires and anchors. crossarms, wires and other fixtures and appliances and communication circuits
with necessary appurtenances. both overhead and underground, for conveying electric energy to be used
for light, heat, power, telephone and/or other purposes in, under, on, over, along and across that portion
of Parcel 1 hereinbefore described, lying within a strip of land 25.00 feet wide, hereinafter referred to as a
right of way strip, described as follows:
The East 25.00 feet of the West 26.00 feet of the North 90.00 feet of the South 480.00 feet of the
Southeast Quarter of Section 16, Township 5 South, Range 11 West, in the Rancho La Bolsa Chica, as per
map recorded in Book 51, page 13 of Miscellaneous Maps, in the office of the County Recorder of said
County.
Edison also reserves unto itself, its successors assigns, and its and their contractors, ccess and g a , agents,
and employees, the right to clear and to keep clear said right of way strip, free from explosives, buildings,
equipment, brush, combustible material and any and all other obstructions of any kind (except for those
herein provided) and the right to trim or remove any tree or shrub which in the opinion of Edison. may
endanger said electric lines or any part thereof or interfere with the exercise of the rights herein granted.
SUBJECT TO current real property taxes and to covenants, conditions, restrictions, reservations,
exceptions, rights and easements of record.
The real property hereby conveyed is not necessary or useful in the performance of the duties of
said Southern California Edison Company to the public.

DEED CERTIFICATION
This is to certify that the interest in real property conveyed by the deed dated
December 5, 1994 from SOUTHERN CALIFORNIA EDISON COMPANY to the
CITY OF HUNTINGTON BEACH, A MUNICIPAL CORPORATION, a municipal
corporation, is hereby accepted by the undersigned officer or agent on behalf of
the City Council of the City of Huntington Beach, pursuant to the authority
conferred by Resolution No. 3537 of the City Council of the City of Huntington
Beach adopted on August 7, 1972, and the grantee consents to the recordation
thereof by its duly authorized officer.
