EXCEPT that portion thereof lying southerly of a line that is parallel with and distant northerly 5.00 feet, measured radially from the center line of Center Street, as said center line is shown on Parcel Map No. 81-571, in the City of Huntington Beach, County of Orange, State of California, filed in Book 169, page 45 and 46 of Parcel Maps, in the office of said county recorder.
