Thursday, July 25, 1940
The regular meeting of the Huntington Beach Planning Com-
mission was called to order at 7:30 P.M.
Chairman
In the absence of Chairman Wilson the Commission appointed
W.J.Bristol chairman pro-tem.
Members present: Bristol, Overmyer, Elliott, Terry and Eng.Parks.
Members absent: DeBri,tton, Osborn, Overacker, Furr, Wilson.
District-
The City Engineer presented each member .present with a copy
ing maps
of the proposed districting map which had been submitted by
Mr. Parks at a previous meeting.
Yard
The problem -of providing for a suitable and reasonable yard
area for the various residential districts was discussed at
length. Engineer Parks suggested certain revisions and agreed
to have them submitted at the next meeting.
Meeting

A motion to hold meetings twice monthly, the first and third
date
Thursday of each month, for an indefinite period was unanimous-
ly adopted. The next meeting to be Thursday, August 1, 1940.

Following is a list of suggested changes in yard provisions

Section 11
R-1 (d) Yards required:
4. There shall be a rear yard of not less than
10 feet in width and accessory buildings may occupy
up to " of such rear yard area.

R-2 (d) Yards required:
3. There shall be a rear yard of not less than
10 feet in width and accessory buildings may occupy up to
50% of such rear yard area. -

R-3 (d) Yards required:
4. There shall be a rear yard of not less than
10 feet in width, provided that if the rear line of an
Inside lot abuts an alley or other public, open space,
said yard width may be reduced by five feet and provided
further that accessory buildings may occupy up to 60% of
said rear yard area.
Section 19
General Provisions
(F) Substitution (f) A garage for storage of passengers
automobiles may be permitted to extend into one interior
side yard of any lot provided that no part of such garage
shall come closer to the front lot line of the lot on
which side yard exists, than a distance of 60 feet on lots
in the R-1 district; than a distance of 55 feet in the R-2
district; than a distance of 50 feet in the R-3 district.
If one side yatd�on a lot is entirely unoccupied, accessory
buildings on the rear 113 of such lot may extend into the
other side yard, provided it is an interior side yard.
(g) Accessory buildings, or any part there-
of, in the rear yard of any corner lot shall not be closer
to the exterior side lot line than the distance specified
for the width of said exterior side yard on such lot, and
If said corner lot adjoins a key lot, no such accessory

building, or any part thereof, shall be closer to
the exterior side lot line of such corner lot than
the distance represented by the width of the front
yard, as established by this ordinance, for such
adjoining key lot.
Section 19
General Proviz ion .
(1) In the R-1 District and the R-2 District any
wall forming a part of any story above the first
story of any building shall be at least five feet
from the vertical projection of either side yard.
The suggestion that the Commission meet on a Sun-
day morning in the near future for the purpose of
studying in the field actual conditions as to use, set
backs, yard areas, non -conforming uses etc., met with
favor. It was proposed that the date for such a study be
set at the next meeting.
There being nothing further to come before the
meeting, the Commission adjourned.
