July 17, 1951 - Tue sday Chairman Wood called the meeting of the Planning Commission of the -City of Huntington Beach to order at 7:30 o'clock P.M. Commissioners present: Wood, Tunis, Pyles, Schryer • Commissioners absent: Kaufman, Hinshaw, Kettler (Com- missioner Kettler arrived at 7:55 P.M.) Others present: Bauer, Henricksen Variance- Chairman Wood stated that this was the date and E.C.Ellis hour for the public hearing to be held by the City Plan- ning Commission of the City of Huntington Beach for the purpose of considering a petition for a conditional ex- ception to regulations of the districting ordinance filed by Earl C. Ellis of 222 Memphis Street, Huntington Beach, California, requesting a variance to operate a machine • shop at the rear of Lots 11 & 12, Block 1202, Vista Del Mar Tract, said location further known as 222 Memphis Street, Huntington Beach. Chairman Wood asked the Secretary if he had re- ceived any verbal or written opinions in regards to the request for variance. The Secretary reported that there had been no verbal or written communications received objecting to the variance. Earl C. Ellis, Jr. appeared before the Com- missioners and stated that there will be no expansion of the building or facilities and the operation was only temporary during the,National Defense Emergency. There being no one present to file a verbal ob- jection to the consideration of the variance applied for by Earl C. Ellis the Chairman declared the hearing closed. On motion by Pyles seconded by Tunis that the request of Earl C. Ellis for a variance to conduct a mach- ine shop operation at the rear of Lots 11 & 12, Block 1202, Vista Del Mar Tract, otherwise known as 222 Memphis Street be recommended to the City Council for approval subject to the following conditions: 1. That there will be no further expansion of the present building facilities and • equ ipment-. 2. That the operation shall conform. to all City of Huntington Beach codes and ordinances. 3. That all waste materials from their oper- ations be handled at their own expense. Study annex. The Secretary reported to the Commissioners that area for at the adjourned meeting of the City Council held on • rezoning June 26, 1951, the City Council requested that the Plan- ning Commission proceed with a study of the annexed area located southeast of the City and to the north of State Highway #101 for the purpose of rezoning the annexed area. 0 Page #2. t Minutes - July 17, 1951 The Commissioners present held a general dis- cussion on the problem of rezoning the annexed area as requested by the City Council.
