A. Bauer to act as Secretary pro-tem. Petition Chairman Schryer r eqa ested the Secretary to read for con- the legal notice of public hearing as published in the ditional Huntington Beach News May 15, 1952, setting the,hour of except. 7:30 o'clock P.M. on Tuesday, the 27th day of May, 1952, for the purpose of considering the petition for condi- tional exception to regulations of ,the Districting Ord- inance to permit construction of a bungalow type build- ing to be used for dental office on the, following described property: Lot 1, Block 706, Wesley Park Tract, as per map recorded in Book 4, Page 17, Miscellaneous Maps, Records of Orange County, California. The Secretary read the petition for conditional exception. The petitioner presented plans to the Planning Commission. • Chairman Schryer asked if there was anyone in the audience that wished to make any comments for or against the petition -for conditional exception -as read by the Secretary. - There being no comments forthcoming from anyone present and having received no written or verbal state- ments for- or• against• the- petition for conditional ex- ception the Chairman declared the hearing closed. Cond.Except. On motion by Kaufman seconded by Kettler that granted the Planning -Commission of the City of Huntington Beach recommend to the City Council that the petition for con- ditional exception to regulations of the Districting Ordinance to permit construction of a bungalow type building to be used_for dental office on the property described -as Lot 1, Block 706, Wesley Park Tract, City of Huntington Beach, be granted for the following reasons and subject condition: 1. Existing businesses in same intersection. 2. Shape of lot lends itself to the type of use requested. 3. Use for dental office purposes will not be materially detrimental to the public health, safety and welfare or injurious to the conforming land, property or im- provements in the neighborhood of the property for which the conditional exception is sought. 11 • Page #2.
