Chairman Schryer called the regular meeting of the
• Planning Commission of the City of Huntington Beach to
order at 7:30 o'clock P.M.
Commissioners Present: Schryer, Tunis, Davis, Stang
Commissioners Absent; Kettler, Hinshaw, Pyles
Others Present; City Attorney Bauer
City Clerk Henricksen
minutes Chairman Schryer stated that the Commissioners had
received copies of the minutes for the meetings of October
sixth and tenth and if there be no errors or omissions
the minutes stand as prepared and mailed be the Secretary.

Com,Tunis- Commissioner Florence Tunis, representing the Plann-
Conv.Reportng Commission at the Annual California League of Cities
Convention held in San Diego October 12-15, 1952, read
a prepared report covering her observations and informa-
tion gained from attending the convention.
Chairman Schryer and members present complimented
Commissioner Tunis on the splendid report. The Secre-
tary was instructed to have copies of report made and
mailed to members of the City Council, Planning
Commission, and others in the City who would be interested.
• Chairman Schryer stated that he thought it would be
well for the Commissioners to become acquainted vd th the
County Planning group to better understand the overall
problems confronting the planners affecting this area of
the County.
Re -zoning A general discussion was held on the proposed re-
R-1 distr. zoning of the R-1 District from Highway 39 to the Santa
Ana River.

Consultant Parks outlined a proposed zoning A-1-0
(agricultural district combined with oil production) in
place of the zoning previously discussed, such as the
R-4-0 and R-5-0 districts.
The secretary read the uses -permitted in the proposed
A-1-0 District.
Willis Warner, present in the audience, was asked by
the Chairman if he had any constructive comments to make
on the study for the re -zoning of the area (R-I ) between
Highway 39 and the Santa Ana River. Mr Warner stated
that the problem was very similar in nature to those
found in certain areas in the County where development
has not materialized to the point vh ere a pattern of
land use can be determined, and suggested that the present
zoning of the R-I district be retained and include oil
production tobe permitted; that better control can be d one
by variance until such time that development mould in-
dicate the land use d-esired, at which time a thorough study
could be made and re-zonifig - made.

Re -coning On motion by Tunis seconded by Davis that the
study study for re -zoning of the R-I District, between
tabled Highwav 39 and the Santa Ana River be tabled, was
approved.
On motion by Davis seconded by Stang the reg-
ular meeting of the Planning Commission of the City
of Huntington Beach Adjourned.
