HUNTINGTON BEACH PLANNING COMMISSION

Tuesday, March 17, 1953
Chairman Schryer called the meeting of the Planning
Commission of the City of Huntington Beach to order at
7:55 o'clock P.M.
Commissioners present: Schryer, Tunis, Stang, Davis
Commissioners absent: Pyles, Hinshaw, Kettler
Others present: Consultant Parks, City Attorney
Bauer, City Engineer, Overmyer, City
Clerk Henricksen.

mailed by the Secretary for the meeting of February 17, 1953,
were approved.
F.P.Barger- Chairman Schryer informed the commissioners present
Petit,Cond. that the discussion on the Petition for Conditional Ex -
Exception ception of Frank P. Barger was tabled after the hearing
was closed to permit the applicant to,furnish a map show-
ing distances from the alley to the buildings.
On motion by Davis seconded by Tunis that the Plann-
ing Commission recommend to the City Council that a con-
ditional exception be granted to permit a machine shop on
the rear or easterly 45 feet of Lots 4, 6 and 8, and on
the rear or easterly 45 feet of the:nbVtherly 20 feet of
Lot 2, all in Block 616 of Huntington Beach 17th Street
Tract, subject to the following conditions:
1. That the machine shop and all equipment, supplies and
storage in connection therewith shall be confined to
the rear or easterly 45 feet of the said lots, but shall
not be within five feet of Acacia Street nor vd thin
21 feet of the north line of said Lot 8,
2. That any new building or addition for such use shall be
at least ten feet from the west line ,of the alley adjoin-
ing said lots.
3. That all tools, equipment, and storage be kept within
completely enclosed buildings.
4. That the use of the existing two -car garage on the north-
easterly part of said Lot 8 for machine shop purposes or
storage in connection therewith shall cease upon the
effective date of this variance and said garage shall
thereafter be maintained for off-street parking of cars
in connection with the duplex located upon said Lots
r 6 and 8.
5. That space for one truck shall be provided hnd maintained
upon the rear 45 feet of said Lots 2 and 4 to serve the
shop without blocking the alley. The ten feet next to
the alley may be used for said purposes. -.
6. There shall be not more -than two advertising or identi-
fication signs which shall be unlighted and contain an
area of not over 12 square feet each, or there may be
only one such sign having an area of not over 24 sq. ft.,
and any sign shall be within the rear 45 feet of said
property but not on the southerly five feet of said
Lot 2.

7. That there shall be not more than two employees engaged
in connection with such machine shop.
8. If the -machine shop use ceases for a period of six
months, this variance shall thereupon automatically
become null and -void.
9. That the granting of this conditional exception to-
gether with -its terms and conditions is an offer vhich
is accepted, and said terms and conditions agreed to,
if any of -the -privileges authorized are used.
and that it is the opinion of the Commission that the re-
quirements of. Article • 924 of the Huntington Beach Ordinance
Code relating to -conditional exceptions are adequately met
by the circumstances involved: - -

10 The property is -claimed to have been purchased for such
use whene the area was in the M-1 District.
2. A'building which has been or may be used, exits:: on the
rear of said property.
3. The land across the street is to the west in the M-2 •
District'. -
�. An old pumphouse and well exist across the alley to the
- east.
5• Oil production operations are carried on tb the west
across Seventeenth Street.
6.- A trucking concern__ operates on property a short distance
to the southwest.

Reso.#28- Chairman Schryer informed the Planning Commission mem-

After due deliberation the members of the Planning Com-
mission determined it was best to leave the dry cleaning
plants in the M-1 District as provided for at present, but
to clarify the description of enterprises in the C-3 com-
mercial -district used for clarification of businesses list-
ed in the zoning ordinance, to add for clarification pur-
poses automatic laundries of the self-help automatically
operated type.

On motion by Stang seconded by Davis that for clarifi-
cation purposes of interpreting the' classification enter-
prises for zoning purposes that the automatic laundries of
the self-help automatically operated type be included on
the list, was approved.
City Engineer Overmyer presented to the Planning Com- •
mission a preliminary sub -division map of the 52 acres owned
by the -City_ -adjacent to Highway #39 and Ocean -Avenue and
stated -that his plan conforms very closely to the one that

Consultant Parks had presented to the Planning Commission
and stated that he was leaving it with the Commission for
them to -study and make any suggestions before a tentative
subdivision plan was drawn up.
There being no further business the meeting adjourned*
