Chairman Schryer called the regular meeting of the
Planning Commission of the City of Huntington Beach to
order at 8:13 o'clock P.M.
Commissioners present: Tunis, Davis, Hinshaw, Schryer
Commissioners absent: Pyles, Kettler, Stang
Others present: City Attorney Bauer
City Clerk Henricksen
Others absent: City Engineer Overmyer

- - On motion by Davis seconded by Tunis that the
minutes of the meetings for the month of April, 1953s

be accepted as mailed by the Secretary, was approved.

Ralph Welch and Charles Bell appeared before the
Chas.Bell-
Planning Commission and presented a tentative and pre -
proposed
liminary sketch of the proposed subdivision for Blocks '
subdivision
1907 and 1908 in East Side Villa Tract and stated that
they had reviewed the preliminary plot with the City
Engineer and was referred to the Planning Commission
for further review.
The Planning Commission reviewed the tentative and
proposed subdivision plan presented by Ralph Welch and
Charles Bell and discussed the various problems, if any,

that might arise on -the adjacent properties since the
culdesac street in the subdivision would leave the
adjacent properties with their alleys paralleling a;
street.
The Commissionery present favored the plan in
principal but informed the developers that the 50 foot
width as shown for the culdesac street was not in accord-
ance with requirements of the City of Huntington Beach
Subdivision Urdinance which requires a 60 foot street,
and that they should again confer arith the City Engineer -
to determine that the street layout in the proposed
subdivision plan is not in conflict vd th the Master Plan
of Streets as adopted by the City Council.

Chairman Schryer presented to the Planning Commission

for review a proposed Subdivision Tract No. 1895 for the
proposed
Newport Beach Mesa Area as presented by the ®pgh$e
subdiv.
County Planning Commission, and asked the members present
to examine the proposed subdivision and to voice their
.�'
opinions. No comments were forthcoming and the Secre-
tary was instructed to inform the County Planning
Commission that there were no objections to the pro-
posed subdivision tract development No. 1865.
Parking Plan Chairman Schryer presented a detailed plan of a
• parking study made by Consultant Parks covering 30
blocks of the downtown area of Huntington Beach showing
in detail the street parking that is available in the
30 block area in relation to standard requirements
against total square foot area.
