Chairman Stang called the meeting of the Planning
Commission of the City of Huntington Beach to order
at 7:30 o'clock P.M.
Commissioners Present: Bardwell, Bazil, Presson, Schryer,
Stang
Commissioners Absent: Irvine, Davis
Minutes On motion by Schryer seconded by Bazil the minutes
of the meeting of November 16, 1954 as mailed by the
Secretary, be accepted, was approved.
Revision - Chairman Stang read the proposed revision of the
Ord.Code Huntington Beach Ordinance Code regulating Out -door
out -door advertising structures.

The Secretary read the legal notice, Notice of Public'
R.B.Watkins- Hearing, setting the hour of 7:45 o'clock P.M. on Tuesday,
Petit.Cond. December 21, 1954, for the purpose of considering a petition
Exception for conditional exception filed by R. B. Watkins for the
purpose of drilling for the production of oil and gas.
Chairman Stang asked if anyone present wished to
make any statements for or against the petition for con-_
ditional exception filed by R. B. Watkins.
The Secretary reported that there were no written or
verbal statements filed for or against the request for
petition for conditional exception of R. B. Watkins,
Chairman Stang declared the hearing closed.
Chairman Stang read the proposed conditions offered
by the Commissioners that the variance of R. B. Watkins
be subject to.
Motion by Schryer seconded by Presson the Planning
Commission of the City of Huntington Beach recommend to
the City Council the approval of the Petition for Condi-
tional Exception of R. B. Watkins for permission to drill
for oil and gas together with the necessary structures
generally used in drilling and producing oil, gas, and/or
other hxdrocarbons, upon the property described as the East
1/2 of Jouth-East 1/4, Section 13, Township 6 South (1360 ft.
South and 1520 ft. East from Center of Section 13, Township
6 South, Range 11 West) subject to the following Conditions:
Such operations and construction shall be in
conformity with the Huntington Beach Ordinance
Code provisions.
The uses permitted shall not be construed as
permitting rotary mud dumps, sucips or disposal,

petroleum refining, or processing or storage
of oil or gas in tanks exceeding one -thousand
(1000) barrel capacity and not to exceed six"
teen feet in height.
All surface equipment such as top of well,
pumps, tanks, and the like shall be at least
one -hundred fifty (150') feet from the nearest
portion of any public road, street or State
Highway, and shall also be at least twenty-five
(25) feet from -any lot line which is not common
with a public road, street or state highway line.
Signs shall be limited to two in number and
each have an area of not over twelve square
feet.
Motion carried by the following roll call vote:
AYES: Commissioners: Bardwell, Bazil, Presscn, Schryer,
Stang
NOES: Commissioners: None
ABSENT: Commissioners: Irvine, Davis
Tentative The Commission continued the study of Tentative Map
Map Tract Tract No. 1776.
No. 1776
Oscar Peress, Engineer for the developers of Tract
1776, appeared before the Commission to give information
requested by the Commission.
Motion by Bazil, seconded by Presson the Planning
Commission recommend to the City Council the approval of
Tentative Map Tract No. 1776, subject to the following
conditions, was approved;
1. Street to be name "North Georgia Street".
2. Alleys to be made 20' wide.
3. The Street to be not less than 60 ft. wide.
4. Yorktown to be widened to 40' on South half for
the full extent of the parcel to be subdivided.
5. That sewer mains and laterals be constructed by
the subdivider by agreement with the Council.
6. That the southerly half of Yorktown Street and
both alleys be paved according to City standards,
or funds to pay for same be paid to the City.
7. That drainage is provided according to plans
approved by the City Engineer.
8. That Lots 4 and 5 be adjusted after parcel to
south of Lot 4 is shortened 20' to comply with
record maps. (It appears to be incorrectly shown
at present.)
9. That no lot have an area of less than 5000 sq. ft.,
and that lots not fronting upon the turning circle
have a frontage of at least 50'.
10. That the typical street section shown be eliminated.
11. That a report from the City's Health Officer be

secured before a decision in the matter of cesspools
is made. .
12. That the boundary be made to include the south half
of Yorktown across the proposed subdivision.•
Motion by Presson seconded by Bazil the regular
meeting of the Planning Commission of the City of Hunting-
ton Beach adjourned.
