Commissioners Absent: Liles. Minutes: On motion by Schryer and seconded by Davis, the minutes of the Huntington Beach, Planning Commission of Tuesday, August 19, 1958, as trans- cribed -and mailed by the Secretary were accepted as mailed. DIVISION OF LAND: DV 109 Located approximately 400 feet south of Applicant— Lloyd C. Arthineton: Yorktown Street on the west side of Florida Avenue and legally described as follows: Division I: The SIly 59 feet of the N'ly 159 feet of the Elly 135 feet of Block 2306, East Side Villa Tract._-_ Division II: The S11y 59 feet of the N11y 218 feet of the E'ly 135 feet of Block 2306, East Side Villa Tract. A public hearing was held, there was no comment from the audience. A motion was made by Schryer and seconded by Davis, to RECOMMEMD APPROVAL,of DV 109: THE MOTION CARRIED. DIVISION OF LAND: DV.110 Located approximately-800 feet west of Highway Applicant - Laura Chapman: 39 on the south side of Alhambra Street and legally described as follows: Division I: The West 60 feet of Lot 4, Block C, Tract 522. Division II: The East 55 feet of Lot 4, Block C, Tract 522. A public hearing was held, there was no_comment.from the audience. A motion was made by Stang and seconded by Sork; to RECOMMEND APPROVAL of DV 110. THE MOTION CARRIED. ' USE VARIANCE: UV 127 A request was made by the applicant to allow Applicant - William H. Guilliams: multiple residential units to be built in an A-1 General Agricultural District in vgkriance to Land Use Ord. No. 351. Located at the NW corner of Stark Avenue and Highway 39• Legally described as Lots 46, 47. 48, Tract 417• A public hearing was held. A representative of George Construction Company asked for affirmative consideration. Additional comment was made by members of the Commission. 39 Page 2. ?Minutes - H. B. Planning Commission :dednesday, September 3rd, 1958 A motion was made by Davis and seconded by Presson, to RECOMMEND APPROVAL WITH THE FOLLOWING CONDITIONS: PARKING - PAVED 1. Therer shall be at least a 25 ft. by 40 ft. paved parking pad located on the south side of the structure with pavement thickness a minimum of 2 inches asphalt and 2 inches of decomposed granite or 3 inches of asphalt. There shall also be a 15 ft. driveway of similar construction to provide access to a street. CONCRETE CURB AND GUTTER 2. There shall be a concrete curb and gutter adjoining the east side of Lots 46,47,48, Tract 417 with one curb break access of 32 feet in accord- ance to State and City Engineer's specifications. ROLL CALL VOTE: AYES: Davis, Schry►er, Bazil, Stang, Presson,_ Sork. NOES: None. ABSENT: Liles. THE MOTION CARRIED. USE VARIANCE: UV 128 The petitioner is requesting a Use Variance to Applicant - Richard Iham: allow a 16 unit motel to be constructed in an R-4 Suburban Residential District. Located approximately 660 feet south of Garfield Street on the west side of Highway 39. Legally described as Block 3008, East Side Villa Tract, EXCEPTING therefrom the south one acre. A public hearing was held. Richard Deam, applicant, addressed the Commission and submitted additional details and further requested enlargement of his site to 100 feet of frontage. The request was acknowledged and approved as to be considered as part of the original variance request. Proceeding a discussion by the Planning Commission, a,motion was made by Schryer and seconded by Davis, to RECOMh= APPROVAL WITH THE FOLLOW- ING CONDITIONS: R-3 CODE 1. The structure shall be built in accordance with the proposed R-3 Zoning Regulation, as is officially on file in the Office of the Planning Commission. PARKING 2. There shall be a-50 ft. by 192 ft. parking pad with 2 inches of asphalt and 2 inches of decomposed granite or 3 inches of asphalt paving, and said surfacing shall be located on the north side of the motel structure. DIVISION OF LAND: DV 111 Located appr&ximately 200 feet north of Newman Anplicant - Ross M. Cowling: Avenue between Highway 39 and Cameron Street and legally described as follows: Division I: The Elly 145 feet of the NZ of Lot 9, Tract 405. Division II.- The Wily 125 feet of the N? of Lot 9, Tract 405'. A public hearing was held, there was no comment from the audience. Proceeding a discussion by the Commission, a motion was made by Stang and seconded by Sork, to RECOMMEND APPROVAL NITHOUT CONDITIONS. THE NOTION WAS CARRIED. PROPOSED DEDICATION OF PRIVATE Pursuant to a submitted petition and sub - EASEMENT - PATTERSON WAY: sequent referral from the City Council, the Planning Commission held a public hearing on September 3rd, 1958, on the adjoining property owners request that the City accept the dedication of Patterson Way which is presently a 30 feet easement. Five of the property owners fronting on Patterson Way were present at the hearing, with Joe Apple, 8071 Ellis Avenue, acting as spokesman for the group. NO OFFICIAL ACTION WAS TARN, however it was the consensus of opinion of the Planning Commission that if and when the property owners along the private easement were able to improve the proposed street on their own initia- tive and expense, the Planning Commission would under the circumstances consider 42 feet sufficient right-of-way width and recommend acceptance of Patterson Way as a City Street. A further recommendation was made requesting the City Engineer to survey and establish grades prior to any construction of the street. TENTATIVE CALENDAR The following is a tentative calendar scheduled by the Planning Commission for the next three months. OIL CODE CO101ITTEE HEARING: Sept. 12, 1958
