were accepted as mailed.
ZONE CASE NO 109 To consider a petition for
Applicant -
'W. A. Bertuleit a CHANGE OF ZONE, relative
to proposed change of district boundary and use class-
ification from: A-1 General Agricultural District, as
adopted by Interim Ordinance No 672 to ICI-1-A Restricted
Manufacturing District.
The following parcel of real
property as submitted on the applicant's petition is
described herewith:
Located on approximately 10
acres at the NVI corner of Banning Avenue, and Bushard
Street in the Talbert Valley area.
Legally described as the SE

RESOLUTION NO 84 A Resolution of the Planning
Commission Recommending
Approval of Zone Case No 109 to City Council with state-
ment of reasons.
The the applicants proposed
change of zone does meet the criteria for a well defined
industrial park and that the proximity of the property
to an existing steam generator plant and sanitation
processing plants, with a proposed freeway bordering
1000 feet to the south best lends itself to industrial
development to the greatest advantage.

2. The applicant will dedicate and improve street
widths located on 17th Street and Huntington Avenue.
3. Because of the nature of shape of the subdivided
parcel, the Commission agrees with the applicant
in his contention that the requirements for an alley
to service lots 14, 15, 16, ;:ould place harmful
restrictions upon the design to the tract in relation-
ship to what the intent of the ordinance was to
accoplish. Restricted access for three lots only
was not deemed to be necessary in this case.

contingent upon January 15th, 1960, report of school
board approval from Edison Co. authorities for use of
portion of Edison Co. Right-of-way.

AND SECONDED BY PRESSON TO APPROVE TENTATIVE TRACT MAP
NO 3506 UNDER THE FOLLO71ING CONDITIONS:
1. There shall be required a 6 foot pedestrian easement
between lots 35 and 36 contingent upon January 15th,
1960, report of school board approval from Edison
Co. authorities for use of portion of Edison Co
Right-of-way.
2. Lot 59, or similar lot in near adjacent location
shall be reserved for street purposes.

2. There shall not be allowed any excavations of a
permanent nature.
3. There shall not be allowed any permanent buildings.
An 8 ft. by 17 ft. office building and other minor
accessory sheds shall be permissible.

THE MOTION CARRIED.
PERUSAL OF SUBMITTED•- Fire Chief Delbert Higgins
MASTER PLAID OF FIRE STATION SITES gave a presentation of the
(continued January
5th, 1960) city's long range plan for
fire protection. Various
facets as outlined in the Plaster Plan of Fire Stations
Report were discussed in detail.
Fire Chief Higgins answered
all quistions pertaining to the Fire Department functions.
It was noted by the Commission that now was the time to
get going on the project and that adoption of the Tlaster
Plan which requires two public hearings was an absolute
necessity. It was also pointed out that because of
these and other capital improvements which will be re-
quired in the next few years, there is the need for a
capital improvements program which could be a budget
for a five year program to help the council plan the
regular budget year.

PUBLIC HEARING FOR JANUARY 5th, 1960.

RESOLUTION NO 80
A Resolution of the Huntington
Beach Planning Commission re-
commending to amend the Sub-
division Ordinance by addition
of deadline section.
Whereas, the proposed amendment
section would establish that there shall be established
a deadline date of four business days prior to the City
Council Meeting for acceptance of approved versions of
the final subdivision tract map. The approved version
of the final tract map shall be transmitted to the City
Council only by the Secretary of the Planning Commission,
and shall be certified as to the authenticity and correct-
ness in relation to the tentative tract map on file, by
the City Engineer and the Secretary of the Planning
Commission.

RESOLUTION NO 81
A Resolution of the Hunt-
ington Beach Planning
Commission recommending
amendment to the zoning ord-
inance making Conditional
Exception fees uniform.
The City Planning Commission
has taken under advisement the proposal to amend Section
9284 to read as follows:
FILING FEES: At the time such petition is filed, a fee
of $25.00 shall be collected for the use
and benefit of the City and shell be de-
posited in its general fund.

Commission to take under advisement a proposal to elim-
inate diagona parking north side of Orange Avenue along
east sode of I;lain Street.
The matter was referred
to Chamber of Commerce for preliminary recommendation.
