On motion by Stang and seconded
by Letson, the Minutes of the
Huntington Beach Planning Commission of March lst, 1960,
as transcribed and mailed by the Secretary were accepted
as mailed.
USE VARIANCE: UV 162 - To allow a 10 unit motel and
AMENDED
Applicant - W. H. Bradley coffee shop as granted by
variance to be amended to
allow addition of a cocktail lounge in conjuction with
the coffee shop.
To be constructed in an A-1
General Agricultural District, located 75 feet north of
MacDonald Avenue on the west side of Beach Blvd., and
legally described as Lots 116, 117, 118, Tract 417.
The hearing was opened to
the public there being no comment the hearing was closed.
Discussion was held by the Commission during which -"several
conditions were stipulated.

1. OFF STREET PARKING
There shall be required 18 parking spaces as in-
dicated by the applicant on the resubmitted plot plan.
2. CURB AND GUTTERS
There shall be required curb and gutters constructed
along the entire 75 feet of frontage with an ingress
and egress ramp permitted for a maximum of 32 feet
of width.
3. PAVED OFF STREET PARKING
There shall be required the asphaltic paving of
all parking areas proposed.
4. REAR TIALL
There shall be constructed on the rear property line,
a six foot high masonry wall the entire length of
said property line.
5. NEON SIGN
There may be permitted one sign of maximum of 80 sq.
ft. within the front yard area but not closer than
10 feet to any side property line.

NOES: Letson.
ABSENT: None.
THE MOTION CARRIED.

The hearing was opened to the
public there being no comment it was closed.
Commission discussion followed.

CONDITIONAL EXCEPTION - The request of the applicant
TRACT IMAP 110 1813 and
TRACT IUP 1'10 3573. asking for deviation of the
Applicant - Lov:rell Evans
subdivision code to allow
Lots 3 to 10 inclusive and
Lots 41 to 60 inclusive, Tract 1813, and
Lots 8 to 10 inclusive, Tract 3573 to deviate from
code Section 9741.4 by permitting lot areas greater than
allowed by the code to be placed in steep slopes.
The request was reviewed
and explained by the Planning Director. The Chairman
requested a legal ruling from the City Attorney re-
garding the necessity for a public hearing. The City
Attorney ruled that inasmuch as the Tract has already
been finaled out, the request would have to be routed
through standard procedure for handling variances.
The Chairman on the advice
of the City Attorney seta first public hearing for
