None. On motion by Kaufman and seconded by Doutt, the minutes of the Huntington Beach Planning Commission meeting of July 6th, 1960, as transcribed and mailed by the Secretary were accepted as mailed. AREA VARIANCE: AV #212 Applicant - Edward Varela rear yard. To allow one single family dwelling with 9 ft. rear yard in deviation to required 25 ft. To allow one two family dwelling with 9 ft. rear yard in deviation to required 25 ft. rear yard. Present zoning is M-1-X. Lot size is 75 ft. by 120 ft. Located approximately 95 ft. east of Lincoln Street on the south side of Washington Avenue, and legally described as Lot 13, Tract 179. The hearing was opened to the audience. Fred Varela, representing the applicant, addressed the Commission, and explained the building site was the lot where a home had recently burned down. There being no further comment the hearing was closed. THE IJOTION CARRIED. REVISED TENTATIVE TRACT MAP NO 3789 Number of Lots: 563 Total Acreage: 121.9 Subdivider: George Sant Engineer: Millet, King & Assoc. Located at the N17 corner of Sugar Avenue and Golden West Street, and legally des- cribed as NE 4 of Sec. 15, T.S.S., 5.11.17.9 SBB & M. The hearing was opened to the audience. Avery McCarthy, representative for the subdivider, addressed the Commission and explained in detail how the proposed park dedication would be worked out. City Attorney Bauer further expanded on the details of the proposed negotiations during which he explained the need for the City to obtain a bond in the event the City would prefer the cash at completion of the subdivision project. The applicant protested the idea of a block wall along Edwards Street, but in a com- promise agreement is going along with the block wall on Sugar Avenue. 2. =A Page ;#3 Minutes - H. There being no further comment A MOTION WAS MADE BY STANG AND SECONDED BY PRESSON TO APPROVE REVISED TENTATIVE TRACT MAP NO 3789 WITH THE FOLLOWING CONDITIONS: 1. There shall be constructed a 6 ft. masonry wall of approximately 1320 ft. bordering all residential lots of Tract 3789 which -back on- to Sugar Avenue. Located 860 ft. east of Newland Avenue, and north of Wintersburg Avenue and legally described as a portion of the E 2 of the Stiff 4 of SE 4 of Section 24, T.5.S., R.11.W., SBB & M. A MOTION WAS MADE BY LETSON AND SECONDED BY DOUTT TO APPROVE TENTATIVE TRACT MAP NO 3430 - REVISED WITH THE FOLLOWING CONDITIONS: 1. That Final Map approval shall be conditioned upon the availability of the adjoining Flood Control Channel which in the opinion of the City Engineer has reached sufficient completion for control of runoff water. 2. The relocation of flood channel 0-6 shall be subject to approval of the Orange County Flood Cpntrol District Office. Written statement of verification of Channel C-6 location shall be required from OCFCD Office. 3. A MOTION WAS Ir7ADE BY KAUFMAN AND SECONDED BY STANG TO APPROVE TENTATIVE TRACT MAP NO 3478 - REVISED WITH THE FOLLOWING CONDITIONS: 1. There shall be no building permit issued for Lot 13 until such time as the existing mutual water com- pany well and appurtances thereto hav6,been aban- doned. NOES: None. ABSENT: None. THE MOTION CARRIED. RESOLUTION OF INTENT - Proposed zoning for D. I. Lease within Section 14-6-11. Discussion was held by the Commission on the subject of proposed zoning for the Driftwood Inn project. City Administrator Doyle Miller addressed the Commission and suggested that Richard Sinclair, who represents the developers, be contacted and that details be worked out in advance. 3 467 Page "6 Minutes- H. B. Planning Commission Tuesday, July 19th, 1960 The Planning Director was instructed to contact the developer and bring forth the proposals in order that the zoning can be ex- pedited. STUDY OF POSSIBLE The proposed revisions of the SUNSET HARBOR ZONING PROBLET.S: subdivision Ordinance as suggested by the Sunset Harbor Corporation were reviewed. The Planning Director was in- structed to obtain all possible material on zoning for Harbor developments. Clifford E.
