by Kaufman, the I,linutes of the
Huntington Beach Planning Commission of October 4th, 19609
as transcribed and mailed by the Secretary were accepted
as mailed.
USE VARIANCE: UV #225 To allot; the construction of an

prior to the issuance of a building permit. However,
a bond may be posted with the State of California
Division of Highways, which shall be acceptable for
the issuance of a building permit.

acres on the west side of Delaware Avenue lying between
Ellis Avenue and Main Street, and legally described as
Lots 5, 69 7, Block "C", Tract 7.
CHANGE 'OF ZONE, relative to
proposed change of district boundary and use classifica-
tion from: R-4 Suburban Residential District as adopted
by Interim ordinance No 668 TO R-5 P;M.T. District.
Located on approximately 5.66
acres on the N'ly side of Main Street between Delaware
Avenue and Huntington Avenue, and legally described as
Lots 8, 9, 109 il, Block "C", Tract 7.
Chairman Bazil withdrew from
any participation. Vice -Chairman Stang took the gavel
and conducted the hearing.
The hearing was opened to the
audience, there being no comment, the hearing was closed.
A letter was recorded by the
Planning Department written by Alice J. Mackey, dated
October loth, 1960, stating that she was property owner
of Lots 5 and 6, Block "C", Tract No. 7. She went on
record as favoring the proposed zoning.
Discussion and study was held
by the Commission. A basis for the zoning action was
established by the Commission.

EXHIBIT I'D", relative to proposed change of district
boundry and use classification from: R-1 Single Family
Residence District TO 1,1-1-A Restricted Manufacturing
District.
Located on approximately 35.23 acres
bounded by the easterly extension of Banning Avenue on
the north, Bushard Street on the west and Brookhurst
Street on the southwesterly side of the triangular shaped
properties.
Legally described as that portion of
Section 19, T.6.S., R.lO.W., SBB & M., as follows:
Beginning at a point described as
the intersection of Banning Avenue with the north line
of said Section 19; thence E'ly along the north line
of said Section 19 to a point of intersection with the
centerline of Brookhurst Street; thence SWIly along
said centerline of Brookhurst Street to a point of in-
tersection with the centerline of Bushard Street par-
tially described by R. D. 24-537 and as described by
Road Deeds of the Official Records of the County of
Orange; thence northerly along the radius of the center-
line of said Bushard Street and continuing in a direct

The Secretary read a letter sub-
mitted by property owner Peter Karales, stating that he was
owner of the land described in Zone Case No-155. Mr Karales
protested the zoning action by letter.
Discussion and study was held
by the Commission. A basis for zoning action was established
by the Commission.

SECONDED BY DOUTT TO ADOPT RESOLUTION NO 155.

THE RESOLUTION `VAS ADOPTED.
PUBLIC HEARING: Chairman Bazil announced that the
REWRITE OF R-5
hearing would be opened for the
proposed ordinance change which
would revise the R-5 District by placing specific uses
within the ordinance on a use permit basis. Also the
proposed ordinance change would establish the use permit
procedure.
The Secretary distributed copies of
the proposed changes to persons in the audience. He
explained the various code section changes on an indivi-
dual section by section review.
The hearing was opened to the audience,
there being no comment it was closed.
Discussion and study was held by the
Commission. A basis for the ordinance code section changes
was established.

of Approval for Proposed changes
of R-5 District and Establishment
of Sections Governing Use Permits.
