COMMISSIONERS ABSENT: None. MINUTES: On motion by Presson and seconded • by Letson, the Minutes of the Huntington Beach Planning Commission of June 6th, 1961, as'transcribed' -and mailed by the Secretary were accepted as mailed. USE VARIANCE: UV #297 To allow two carports 9•'6" x 20' in Continued Applicant - Ben White deviation to the required 101* x 20' and to allow the encroachment of 31•into the required 101' rear yard setback and to deviate from the required 4' side yard setback by constructing the dwelling up to 2' on -the east property line and to build on the property line on the west side. Located at 208 Geneva Street, Huntington Beach, and legally described as Lots 17 and 18, Block 602, Vista Del Mar Tract, in the R-2 Two Family Residence.District. The hearing -was reopened--to,-the - audience. Fire Chief Hi —ins addressed the Commission; and pointed out if the variance were ;ranted, the Fire Dept. will require one hour fire wall on the east property line, and also stated that the residential building' -on the property line is an illegal structure. Mrs. Jones, 212 Geneva Street, Huntington Beach, adjacent property owner"to Mr. White, addressed the Commission and stated that she was still opposed to the plans, as stated during the June 5th meeting. 283 Page `2 Minutes - H. Planning Commission Tuesday, June 20, 1961 Mr. White, applicant, addressed the CoirLnission, and stated that he has served a notice to his tenant to vacate the premises and stated that the use would not jeopardize the surrounding properties if allowed to remain in -its present location. He also told the Commission that several other properties in the area have some sort of structure constructed on the property line. The Chairman told 1,1r. White that the Commission was only concerned with his property at the present time. f Mrs. Emmery, adjacent property oc.ner, also opposed the granting of 11•1r. White's variance.' There being no further comment, the hearing was closed. Commission discussion was held at length.. • A ILOTION WAS MADE BY STANG AND SECONDED BY PRESSON TO DENY USE VARIANCE UV #297 FOP. Planning Commission Tuesday, June 20, 1961 After a discussion, all of the Commissioners were in agreement that the ball park would greatly benefit the community and provide a place for the children to play ball and stay off the streets. M. The hearino was opened to the audience. Jeff Millet, of Millet, I:in E. Assoc., questioned the City Engineer as whetter or not the subdivider wi11 have to parti- cipate in a special drainage assessment district, even though they will be pumping into the Flood Control Channel. Bill Hartge, Senior Design Engineer, pointed out, that since the tract will be purapted,the drainage district will consist of the tract and the acrea-e shown on the Map north of the tract. Mr. George Sant, brother of the applicant, addressed the Commission and requested -zone change from C-1 to C-4. Chairman-Bazil pointed out to Mr. Sant, that the property originally was zoned for R-5 the time when the subdivision was approved, and that he felt that the only zoning suitable for the rnd corner of Sugar Ave., and Golden West Street would be R-5. Mr. Sant told the Commission that - at the time they felt that R-5 zoning would provide the best use but since then they have decided to locate a service station on the corner. The Chairman told Mr. Sant that the Commission would not object to a service station •locatino on the corner and asked ,i f he -would -o along with altering the boundary of the C-1 to only •include that area to be used by the station. Mr. Sant agreed to the change. There being no further comment, the hearing was closed. RESOLUTION NO 191 A Resolution •of the City Planning Commission Makin- Recommendation of Approval of Zone Case No 191 to the City•Council. A MOTION WAS AZADE BY STA\G AND SECONDED BY PRESSON TO ADOPT RESOLUTION NO 191, WITH THE CHAivTGE IN DIST11ICT BOUNDARY TO INCLUDE ONLY THE SOUTH 192 FELT OF THE ORIGINAL PETITION. BASED ON THE FOLLOWING FINDING' OF FACT: 1. The property lies adjacent to a Primary Arteria-1 Highway and a Secondary Arterial Highway. 2. The commercial area •:ill be needed to serve the new sub- divisions now under construction in the area. 3. The commercial area falls within the percentage of land use in relation to residential area. PUBLIC HEARING: PROPOSED ORDINANCE: To allow the Planning Commission to regulate minimum building site areas and minimum building site widths in'areas where it is deemed necessary by designating such areas and widths upon any official sectional district map. Thd Secretary read the proposed ordinance. The heariflg was opened to the public, there being no comment the hearing was closed. Commission discussion followed. The Secretary to-ld the Commission that the ordinance was the same that he was instructed to advertise after a discussion durin,- the June 6th meeting.
