On motion by Presson and seconded by Letson, the Minutes of the Huntington Beach Plannin- Commission of June 20th, 1961, as transcribed and mailed b; the Secretary were accepted as mailed, USE VARIANCE: UV 7#302 To allow the construction of a 16 Applicant - Henry Brooks unit motel and manager's apartment and office in the- R-4 r,'ul ti'pLe Family Rbsidehce_ District : -Located at the SW corner of 13th Street and Walnut Street, and: -le, -ally described -as -Lots 12, 14, 16, 18, Block 112, Huntington Beach Tract. The Secretary read a.letter of protest, submitted by twelve adjoinin- property owners. The hearin-r was opened to the audience. Mr. Peterson, representing the protestants, addressed the Commission, and pointed out that there would be no justification to deny the•grantin- of similar variances if the applicant's request was granted. He stated, that transit residents would disturb the neighborhood during late hours at night and that the proper location for a motel would be on the Ocean Front and not one block back from the ocean. Mr. Peterson stated that he would not be opposed to the -ranting of an apartment building, for it would be more suitable in the nei-hborhood. Mr. H. Brooks, applicant, addressed the Commission, and stated that he would be responsible for any disturbances and noise within the proposed motel, and stated 291 Page #2 Minutes - H.-B. Commission discussion followed. Chairman Bazil pointed out, that the Plaster Land Use Plan indicates R-5 District, and that the applicant should apply for rezoning of that certain area, which would allow motels under a use permit. Mr. W. Z. Elliott, 805 - 13th Street, Huntington Beach, addressed the Commission, and stated that he was an owner of several oiluells.in the area; which is in the process of being rezoned, and that there i-.ould be great danger in developing a residential district among oilfields c-.hich are already existing. He was strongly.opposed to the change of U zone. . Air. Howard A. Reed, .Bo:-, 467; Elsinore, California, addressed the Commission.and also protested the change of zone, and stated that there are other areas where residential development could be situated. . 'J. Sherman Denny, manager of the Huntington Beach Company, addressed the Commission and stated' that he had no -objections to the rezoning and that the people' fronting on the west side of Lal:e St. should be protected from industrial uses.
