COMMISSIONERS ABSENT: ADJOURNED MEETING: Letson. 7:30 P.M., Study Session Chairman Stang called the adjourned meeting of the City Planning Commission to order at 7:30 P.M. MASTER PLAN OF LAND USE REVISIONS The Planning Director presented maps of the current studies toward revision of the Master-P1ah of Land Use.* The City has been divided into planning areas and the studies of the Talbert Valley area are almost complete. The plan of the Talbert Valley area was discussed at length and preliminary plans of other districts were briefly discussed. The Planning Director noted that further data would be forthcoming in the near future. It was the concensus that th-e Talbert Valley Plan would be studied by the Commission and discussed further at an adjourned meeting, January 29, 1963. ZONING ORDINANCE REVISIONS Discussion was held on drafts of pro- posed revision of the 11R" Zones. Jack Randall, representing the Home Builders Association; Jim Deane, representing Deane Bros. Construction Co; and John Parker, representing Macco Corporation, were present and explained some of the problems from the developers' viewpoint. They emphasized that they could not offer suggestions on the proposed revisions as they had not had sufficient time for review of the drafts. Several points were discussed by the Commission including cantilever construction projecting into side and rear yards, encouraging variations in setbacks, pro- viding flexibility and variations in lot sizes and floor areas, providing greater flexibility throughout the Code to encourage better design of houses and better use of land and yard space. 384 Page #2 Minutes - H. Planning Commission Tuesday, January 8, 1963 It was the concensus that additional discussion should be held and the builders were invited to attend the January 29, 1963,-adjourned meeting to participate in the matter.
