The Commission held a lengthy
discussion.
The Acting Secretary pointed out
that the City has been doing all within its power to aid the develop-
ment of this general area. Several study sessions have been held by
the Planning Commission with local property owners in an effort'to
resolve traffic, drainage, sewer and land -looked parcels problems.
Also, the Planning Commission initiated rezoning of the general—,
area to an R-3 zone. Now it appears that developers want even'
more by requesting the City to be a party to reduction in minimum lot
width.

and will eventually serve 50,000 people.

which would allow 2 units per standard lot, and the developer wants to exactly
double the building intensity by constructing 4 units per lot.

1. 'The proposed units are intended for sale; therefore, the common driveways
are not good design because it will be impossikle to get into the garages
without trespassing on the adjoining lot.
2. Lot No 1 has no access to the parking spaces on the south.
3. The tract has not been recorded.

owner, addressed the Commission and stated that he opposed a C-1 Zone for
the Thatcher property because the lot is only 50 feet wide and it fronts
on a local street.
George Carbeck' applicant,
addressed the Commission and explained the request for a zone change.

the hearing was closed.
The Commission held a lengthy
discussion. The Acting Planning Director informed the Commission that
the Thatcher parcel, which originally belonged to Carbeck, was divided
out of a 150 foot lot in March of 1961, and that this property is 50 feet
wide and has frontage on Ronald Road, which is a 60 foot local street,

indication that the Thatcher property would be combined with the
Carbeck property; and, subsequently, split to form business lots

DISCUSSION: The Acting Secretary inform-
ed the.Commission that the Planning Department has invited all property
owners within the Precise Plan Area No 1 to participate in the August 27th,
✓ 19631Study Session.
He further informed the Comm-
ission that the Engineering Department will explain the 1911 Improvement
Act and have the necessary petitions ready for the property owners sig-
natures.
