The Subdivision Committee Report
was read by the Secretary.
The hearing was opened to the
audience.
Martin Fenton, representing the
Huntington Harbour Corp., addressed the Commission and stated
that Huntington Harbour Corporation doesn't know at present
what the disposition of beaches will be in_this area.
There being no other comment,
the hearing was closed.
It was the concensus to discuss
beaches in Huntington Harbour at the Study Session on
October 29, 1963.
A MOTION WAS MADE - BY LETSON AND
SECONDED BY MILLER TO APPROVE TENTATIVE TRACT MAP NO 5360
UPON THE FOLLOWING CONDITIONS:
1. The revised tentative map received October 14, 1963)
shall be the approved tentative map.
2. Approval of this tract shall be subject to approval of
.Conditional,Exception No UV 650 by the City Council. If
said Exception,is not so approved, all lot sizes and
widths and all street widths shall comply with City
Standards.
3. All waterways shall be deeded in fee to the City.
4. The tract shall be annexedto the Harbor Maintenance
District now being formed.
5. Extension of Waterways surrounding this tentative map
shall be approved by the Orange County.Water District.
6. All applicable standard subdivision requirements shall
be complied with.
7. Approval of this Tentative Map shall not include Lots 1,
2, and 283.

Applicant: Huntington Harbour for use for single family
dwellings and appurtenant
structures as follows:
(1) On waterfront lots with a minimum area of 5000 square feet
per lot. (2) Reduction of lot frontages and street widths as
indicated on Tentative Tract Ma No 5360, being on file in the
Planning Department Office. (33 On waterfront lots 1 thru
82, with the exception,of Lots 3, 7, 21, 25, 39, 43, 57,'and
61, a front yard setback of 10 feet, except that the setback

NO 379 TO THE CITY COUNCIL FOR THE FOLLOWING REASONS:
1. Rezoning of this area will eliminate any uses that are
not compatible with the surrounding areas and future
development of the area.
2. The rezoning of this area is in conformance to the
existing Master Plan of Land Use for this area.

approximately 12 units per acre.
A gentlemen representing the
King of Glory Lutheran Church, 17791 Newland Street, addressed
the Commission and opposed the subject zone change.*

COMMUNICATION: ORANGE COUNTY PLANNING COMMISSION
The Secretary read a communi-
cation submitted by the Orange County Planning Commission
regarding Use Variance #5230 to allow the construction of a
three unit apartment development on a parcel containing less
than the required land area in the R-4 Suburban Residential
District. Located on the southeast side of 16th Street and
30 feet northeast of Pacific Avenue in Sunset Beach.
After considerable discussion,
it was the unanimous recommendation that the request be denied.
It was the concensus that the overcrowding of lots should not
be encouraged.

The Secretary read a jetter
submitted by the Fountain .Valley School District requesting
approval of. School Sites No 20 and 25.
After discussion, the request
was unanimously `approved.
DIVISION OF LAND NO 196 . To allow the Division of
Applicant: Wesseln Const. Land into two separate
parcels from three parcels.
Located on the northeast
corner of Florida ,Street and Williams Avenue and legally
described as follows: PARCEL I: Lot 14 and'the south one
half.of Lot 15, Block B, Tract No 837. PARCEL II: Lot 16
and the north one half of Lot 15, Block B,-Tract No 837.

AND SECONDED BY BAZIL TO RECOMMEND APPROVAL OF DIVISION OF
LAND NO 196 TO THE CITY COUNCIL UPON THE FOLLOWING CONDITION:
1. Improve to City Standards both Florida Street and
Williams Avenue.

AND SECONDED BY CRABB TO RECOMMEND APPROVAL OF DIVISION OF
LAND NO 197 TO THE CITY COUNCIL WITH THE FOLLOWING CONDITIONS:
1. Dedicate the right-of-way for Warner Avenue and Bolsa
Chica Street' across Lots 1, 2,3and 4, Tract No 86.
2. Improve Warner Avenue and Bolsa Chica Street to City
Standards across the proposed service station site in-
cluding gutter, curb, sidewalk and paving.

LANDSCAPING OF PARKING LOTS As had been requested by the
IN THE COMMERCIAL ZONES Commission, the Secretary pre-
sented a rough draft of suggested
amendments to Articles 941, 942, 948, and 949 of the Huntington
Beach Ordinance Code establishing requirements for landscaping
5% of the area of parking lot on commercial developments of
one acre or more in all commercial zones.
The Commission discussed the
proposed amendment and it was the concensus that the proposed
ordinance should be set for public hearing on November 5, 1963.
