Located 600 feet west of Algonquin, 300 feet south of Heil Avenue and legally described as being a proposed subdivision of a portion of Section 20-5-11. The Subdivision Committee Report was read by the Secretary. The hearing was opened to the audience. Martin Fenton, representing the Huntington Harbour Corp., addressed the Commission and stated that Huntington Harbour Corporation doesn't know at present what the disposition of beaches will be in_this area. There being no other comment, the hearing was closed. It was the concensus to discuss beaches in Huntington Harbour at the Study Session on October 29, 1963. A MOTION WAS MADE - BY LETSON AND SECONDED BY MILLER TO APPROVE TENTATIVE TRACT MAP NO 5360 UPON THE FOLLOWING CONDITIONS: 1. The revised tentative map received October 14, 1963) shall be the approved tentative map. 2. Approval of this tract shall be subject to approval of .Conditional,Exception No UV 650 by the City Council. If said Exception,is not so approved, all lot sizes and widths and all street widths shall comply with City Standards. 3. All waterways shall be deeded in fee to the City. 4. The tract shall be annexedto the Harbor Maintenance District now being formed. 5. Extension of Waterways surrounding this tentative map shall be approved by the Orange County.Water District. 6. RESOLUTION NO, 379 _A Resolution,of the City Planning Com- mission Recommending Approval of a Portion of Zone Case No 379 to the City Council. , A MOTION WAS MADE BY MILLER AND SECONDED BY KAUFMAN TO ADOPT RESOLUTION NO 379 RECOMMENDING APPROVAL OF A PORTION OF A PORTION OF ZONE CASE NO 379 TO THE CITY COUNCIL FOR THE FOLLOWING REASONS: 1. Rezoning of this area will eliminate any uses that are not compatible with the surrounding areas and future development of the area. 2. Joseph Couregous, Fountain Valley, addressed the Commission and stated that the city of Fountain Valley's R-2 Two Family Residence District allows approximately 12 units per acre. A gentlemen representing the King of Glory Lutheran Church, 17791 Newland Street, addressed the Commission and opposed the subject zone change.* There being no other comment, the hearing was closed.. COMMUNICATION: ORANGE COUNTY PLANNING COMMISSION The Secretary read a communi- cation submitted by the Orange County Planning Commission regarding Use Variance #5230 to allow the construction of a three unit apartment development on a parcel containing less than the required land area in the R-4 Suburban Residential District. Located on the southeast side of 16th Street and 30 feet northeast of Pacific Avenue in Sunset Beach. After considerable discussion, it was the unanimous recommendation that the request be denied. LANDSCAPING OF PARKING LOTS As had been requested by the IN THE COMMERCIAL ZONES Commission, the Secretary pre- sented a rough draft of suggested amendments to Articles 941, 942, 948, and 949 of the Huntington Beach Ordinance Code establishing requirements for landscaping 5% of the area of parking lot on commercial developments of one acre or more in all commercial zones. The Commission discussed the proposed amendment and it was the concensus that the proposed ordinance should be set for public hearing on November 5, 1963.
