HUNTINGTON BEACH PLANNING COMMISSION

HUNTIN GTON CONTINENTAL TOWNHOUSE ASSOCIATION
Mr. Walsh and Mr. Cofer, representing
the Huntington Continental Association,;, were present to discuss
the theCommission some of the problems they are encountering
in the Huntington Continental development. Mr. Walsh mentioned
problems concerning location of sewer cleanouts, lack of
insulation, pool safety, etc., which primarily involved the
Building Department. Also mentioned were parking and narrow
streets which the Commission noted were being carefully watched
in other similar developments.
MASTER PLAN OF LAND USE, STUDY AREA III
Chairman Kaufman asked if anyone
pro'sent wished to add anything to the testimony received at
the public hearing on February 4..
Martin Fenton, Jr., Courtney Mathews
and Everett Peddicord, representing Huntington Harbour, restated
their suggestion that the proposed Coast Freeway be shown along
the north side of Edinger Avenue rather than the south side.
They also suggested that a portion of the commercial area along
Coast Highway northerly of Warner Avenue be shown as multiple
family.
John Horner, representing Aries
Homes, restated his request that more medium density area be
shown in the vicinity of Slater Avenue and Edwards S treet.
After considerable discussion, the
following actions were taken:

SECONDED BY CRABB TO ADOPT RESOLUTION NO 411 APPROVING AND
RECOMMENDING ADOPTION TO THE CITY COUNCIL OF THE MASTER PLAN
OF LAND USE, STUDY AREA ill (REVISED) AS MODIFIED.

The Secretary requested that
the Commission,clarify several actions and modifications which
were made by the Commission in changing the Revised "R" Zones.
After discussion of each
point, the following actions were taken:

ALL "R" ZONES EASTERLY TO LAKE AND FIRST STREETS WAS CARRIED

GARAGE SETBACK TO BE COUNTED AS GUEST PARKING WAS CARRIED BY

The Commission discussed the request.
of Huntington Harbour Corporation for ratification of their
waterway plan which had been ,referred to the Commission by the
City Council. The Planning Director reported that the Orange`
County Water District had no objections tb the plan since the

changes were very minor. It was also noted that there will
be some further changes in the northwesterly portion of the
development.
ON MOTION BY CRABB SECONDED
BY BAZIL, THE SECRETARY WAS INSTRUCTED TO REPORT TO THE COUNCIL
THAT -THE PLAN IS SUBSTANTIALLY THE SAME AS THE ADOPTED MASTER
PLAN OF HUNTINGTON HARBOUR, THAT THE ORANGE COUNTY WATER
DISTRICT HAS NO OBJECTIONS AND THAT FURTHER CHANGES WILL BE
MADE IN A PORTION OF THE AREA.

CODE INTERPRETATION RE: MARINE FUEL DOCKS
A communication was presented
from the Decon Corporation requesting an interpretation of
the Commercial Zones as to whether marine fueling facilities
were similar to other uses permitted in commercial zones.
THE MOTION BY BAZIL SECONDED
BY GD RTHY TO RECOMMEND TO THE COUNCIL THAT THE DETERMINATION
BE MADE THAT MARINE FUELING FACILITIES ARE SIMILAR AND NOT
MORE OBJECTIONABLE TO OTHER USES PERMITTED IN THE COMMERCIAL
ZONES.
ROLL CALL VOTE:
AYES.: Crabb, Letson, Bazil, Worthy, Miller; Kaufman, Larkin.
NOES: None.
ABSENT: None.
COMMISSION FIELD TRIP.
The Planning Director sug-
gested that the Commission take a field trip of the City to
inspect many of the projects which have been and are being
constructed and the sites of several pending projects.
It was the concensus that
the Planning Director arrange a field trip for the late
afternoon of March 24, 1964, to end with a dinner meeting
and study session.
There being no further
business to come before the Commission, the Chairman called
a meeting of the Commission as a committee to meet with the
City Council and School Boards on February 27, 1964, at 6:30_
P.M. at Sam's Sea Food Restaurant, Sunset Beach and the
meeting was adjourned.
