ZONE CASE NO 452 - Continued Change of Zone as
Initiated by Resolution of Intent adopted by Resolution
of Intent of the City
Planning Commission
from R-2 Two Family Residence District to R-1 Single Family
Residence District. Located on the south side of Yorktown
Avenue and east of Bushard Street and legally described as
the SW4, SE4, Section 6-6-10; EXCEPTING the SI1y 772 feet
and the NW4 SE4, Section 6-6-10 and the North 5 acres of the
W2, NE4, SE4, Section 6-6-10.
The Secretary informed
the Commission that the subject zone case applies to the same
property to be considered by the Commission later on the
agenda pertaining to Tentative Tract No 5613 and a Use Variance
No 724. He further recommended that the subject zone case,
Tentative Tract No 5613 and the Use Variance No 724 be continued
to the next regular meeting on July 7, 1964, to give the City
Council the opportunity to consider the revised Master Plan
of Land Use, Study Area I, which involves all three cases.

proposed planned residential development.

residential development.

The Commission held a
lengthy discussion.
It was noted that the
proposal, as submitted, is almost completely at odds with
the Master Plan and that the majority of this area is planned
for low density development.

that the potential enrollment which would result from the R-2
Zoning would create problems for the school district.

addressed the Commission and stated that there will be an
additional school site provided within or near the proposed
development.

east of Huntington Street
between Nashville and Memphis Avenues and legally described as:
Parcel I: The W12, N2, Lot 13, Watson's Addition.
Parcel II: The E2, N2, Lot 13, Watson's Addition.
Parcel III:The W2, SZ, Lot 13, Watson's Addition.
Parcel IV: The Eli, SZ, Lot 13, Watson's Addition.
The hearing was opened to
the audience; there being no comment, the hearing was closed.
Commissioner Bazil abstained from participation due to.a
potential conflict of interest. A MOTION WAS MADE BY CRABB
AND SECONDED BY MILLER TO RECOMMEND APPROVAL OF DIVISION OF
LAND NO 227 TO THE CITY COUNCIL UPON THE FOLLOWING CONDITIONS:
1. Dedicate the right-of-way for Nashville Avenue across
Parcels I and II to City Standards.
2. Dedicate the right-of-way for Memphis Avenue across
Parcels III and IV to City Standards.
3. Install street improvements at the time of development
across Parcels I, II, III and IV to City Standards.
4. Division of Land No 227 shall not be effective until an
agreement is signed and recorded agreeing to the conditions
listed above.

The Secretary distributed
copies of a draft of a proposal to establish a zoning
administrator as had been requested by the Commission at a
recent meeting.
It was the concensus to
study the draft and discuss the matter at a future meeting.
