COMMISSIONERS ABSENT: None, MINUTES: On motion by Worthy and seconded by Crabb, the minutes of the Huntington Beach Planning Commission of June 2., 19,64� were accepted as transcribed and mailed by the Secretary, ZONE CASE NO 452 - Continued Change of Zone as Initiated by Resolution of Intent adopted by Resolution of Intent of the City Planning Commission from R-2 Two Family Residence District to R-1 Single Family Residence District. Located on the south side of Yorktown Avenue and east of Bushard Street and legally described as the SW4, SE4, Section 6-6-10; EXCEPTING the SI1y 772 feet and the NW4 SE4, Section 6-6-10 and the North 5 acres of the W2, NE4, SE4, Section 6-6-10. The Secretary informed the Commission that the subject zone case applies to the same property to be considered by the Commission later on the agenda pertaining to Tentative Tract No 5613 and a Use Variance No 724. He further recommended that the subject zone case, Tentative Tract No 5613 and the Use Variance No 724 be continued to the next regular meeting on July 7, 1964, to give the City Council the opportunity to consider the revised Master Plan of Land Use, Study Area I, which involves all three cases. There being no other comment, It was noted by the Com- mission that the proposal conforms to the recent proposed amendment.to the Master Plan of Land Use, Study Area II RESOLUTION NO 463 A Resolution of the City Planning Com- mission Recommending Approval of Zone Case No 463 to the City Council. A MOTION WAS MADE BY CRABB AND SECONDED BY LETSON TO ADOPT RESOLUTION NO 463 RECOMMENDING APPROVAL OF ZONE CASE NO 463 TO THE CITY COUNCIL FOR THE FOLLOWING REASONS: 1. The proposal will bring the zoning more in line with the existing and proposed uses in the area. 2. The proposal conforms to the recommended amendment to the Master Plan of Land Use, Study Area II. Don Eddy, 19601 Waterbury Lane, President of the Glen Mar Homeowners Association, addressed the Commission and obj6ciedbthe proposed planned residential development. - There being no further comment, the hearing was closed. The Commission held a lengthy discussion. It was noted that the proposal, as submitted, is almost completely at odds with the Master Plan and that the majority of this area is planned for low density development. The hearing was opened John Horner, representing the applicant, addressed the Commission and offered to answer questions. Nick Fiarane, 9412 Maikai Drive, addressed the Commission and read a petition of protest,,regarding the proposed R-2 Zone. He further stated that the potential enrollment which would result from the R-2 Zoning would create problems for the school district. Mr. Moore, 16692 Algonquin Street, addressed the Commission and opposed the, requested change of zone. It was the concensus that the proposed change of zone is in conformance with the Adopted Master Plan'of Land Use, Study Area III. MISCELLANEOUS: USE PERMIT NO 244 - FIRESTONE STORE The Secretary'pointed- out the problems of the proposed construction having,to maintain a 10 foot setback from the rear property line. The applicant wants to maintain a 5 foot rear yard, the same as the animal clinic on adjoining property. It was the concensus th at under the circumstances, a 5 foot rear yard -was suf- ficient.
