read by the Deputy Secretary.
The hearing was opened to the audience.
S. V. Hunsaker, Jr., addressed the
Commission and stated that there were no objections to the
conditions suggested in the Staff Report.
Iry Sarf aty, project designer,
addressed the Commission and presented architectural renderings,
explained the proposed project and the type of units to be
constructed.
The following property owners addressed
the Commission and objected to the proposed development:
Bradley Slater, 9262 Nautilus Drive; Mrs. Jeff eris,-9402
Nautilus Drive; Carol Wall, 9382 Nautilus Drive; Nancy Getchell,
9422 Nautilus Drive; Hector Langlois, 9392 Nautilus Drive;
Mrs. Fox, 9381 Nautilus Drive; and Thomas Cooper, 9382 Nautilus
Drive.
Speaking in favor of the proposed
development was Mr. Nichol, Garden Grove.
S. V. Hunsaker, developer, addressed
the Commission and stated that they will comply with all
requirements pertaining to the proposed development.

UPON THE FOLLOWING CONDITIONS:
1. The Tentative Map received November 23, 1964, shall be

2. Approval of this Tentative Map shall be null and void unless
Use Variance No 759 is approved by the City Council.
3, Drainage, lighting, and sewer plans shall be approved by the
Director of Public Works.
4. Lighting systems shall be installed on all private drives
and common areas with illumination at least equal to lighting
on public streets and said lighting systems shall be approved
by the Director of Public Works.
5. The Water and fire hydrant systems shall be approved by the
Director of Public Works and the Fire Chief.
6. Private street structural sections shall comply with Public
Works requirements.
7. The method of transition from a 60 ft. right-of-way to a 52
ft. right-of-way on Shelter Lane shall be approved by the
Department of Public Works. .
8. The flood control channel shall be fenced to Flood Control
District Standards.
9. .All utilities shall be installed.underground.
10. At least one street tree per lot shall be installed in the
common area or on lots adjacent to public streets.
11. Street trees shall be installed on Bushard Street to Dept.rt-
ment of Public Works Standards.
12. Approval of Tentative Tracts No 5755 and 5756 shall not include
approval of street names.
13. A petition for rezoning to R-1 shall be filed approximately
at the time the final map is recorded.
14. All rights for construction of any structure not shown on
the approved plot plan shall be dedicated to the City.
15. All Standard Subdivision requirements that are applicable
shall be complied with,

1. The development plan received November 23, 1964, shall
be the approved plan.
2. The CC&Rls.shall be submitted to the Planning Department
and City Attorney for approval.
3. The CC&R's shall contain at least the following provisions:
a. Recreation areas within the development shall be
reserved for the exclusive use of residents within
the project and their non-paying guests.
b. Owners and/or tenants shall be required to abide by
Association rules and there shall be penalties for
violation of said rules.
4. All utilities shall be installed underground.
5. A 6 foot masonry wall shall be constructed along the
north property line.

Donald Cousins, representing
Glen Mar Homeowners Association, addressed the Commission and -
asked a question regarding the location of the subdivision.
Jack King, engineer for the
subdivider, addressed the Commission and objected to condition
No 4 which would require a street to the south at Lot 79.

UPON THE FOLLOWING CONDITIONS:
1. The Tentative Map received November 3, 1964, shall be the
approved layout.
2. The property shall be zoned R-1 approximately at the time
the final -map is recorded.
3. A 15 ft. walkway shall be provided and improved to City
Standards at the east end of "G" Street.
4. A street to the south shall be provided at Lot No 79.
5. "All Drive and Lot 13 shall become the point of access to
Yorktown Avenue.
6. All standard subdivision requirements that are applicable
shall be complied with.

Theodore Sterling, applicant, addressed
the Commission and gave his reasons for the request.
William Gray, 16921 Hoskins Street,
addressed th eCommission and questioned the type of development
being proposed.
There being no other comment, the
hearing was closed.
It was noted that the existing Master
Plan of Land Use designates the subject property for multiple
development and said request would constitute spot zoning.

2. Street lights and street trees shall be installed to
Department of;Public Works Standards.
3. Drainage fees shall be paid.
4. Parking space 46 shall be relocated and all parking shall
conform to Planning Commission Standards.

submitted by Thomas W. Wiseman, purchaser of the subject
property, requesting that the required front yard patio be
waived.,

John McGettrick, representing Deane
B m thers, addressed the Commission and stated Deane Brothers
filed the subject variance to rectify an error which occurred
as a result of the architect incorrectly plotting the lot.
