TUESDAY, JANUARY 26, 1965 - ADJOURNED MEETING'
COMMISSIONERS PRESENT: Crabb, Bazil, Kaufman, Worthy,
Miller, Larkin.
COMMISSIONERS ABSENT: Letson.
DISCUSSION: USE VARIANCE NO 752 - Decon Corporation
The Deputy°Secretary presented a
plan which depicted a 50 foot setback along Highway 1 near
Decon Corporation's 92 unit condominium project. He pointed
out that plans for the Decon project were not clear on height
of structures in the front 50 ft. setback and asked for a
Planning Commission interpretation.
Cedric Sanders, applicant, addressed
the Commission and explained his proposal.
The Commission reviewed the plan and
it was their unanimous decision that the fence height shall
be 42 inches in the first 25 ft. setback and 8 feet in height
f rom that point on.

SECONDED BY WORTHY TO APPROVE THE HEIGHT OF FENCE FOR 42
INCHES IN FIRST 25 FT. OF SETBACK AND 8 FT. IN HEIGHT FROM
THAT POINT ON.
ROLL CALL VOTE:
AYES: Crabb, Bazil, Kaufman, Worthy, Miller, Larkin.
NOES: None.
ABSENT: Letson.
THE MOTION CARRIED.
EXTENSION OF TIME - TENTATIVE TP.ACT KIP NO 5494, SCOTTCO, INC.
The Commission considered the request
of Scottco, Inc., developer of Tract No 5494, for a one year
extension of time in which to record the final map.
The hearing was opened to the
audience; there being no comment, it was. closed.
A MOTION WAS MADE BY MILLER AND SECONDED
BY CRABB TO RECCMMEND APPROVAL OF EXTENSION OF TIME FOR TRACT
NO 5494 TO THE CITY COUNCIL WITH THE FOLLOWING CONDITIONS:
1. "A" Street shall be 60 feet wide.
2. The centerline of "A" Street shall intersect the north
boundary line of the tract at the midpoint between Delaware
Street and Florida Street.
3. The intersection of 17th Street and Florida Street shall
be redesigned in accordance with, plans on file with the
Department of Public Works.
4. The southernmost alley shall return to "A" Street between
lots 20 and 21. /A standard turn -around shall be provided
near the westerly end of said alley.
5. All of the Standard Subdivision requirements that are
applicable shall be complied with.

'The Deputy Secretary read a
communication submitted by the Fire -Department which recom-
mended approval of a 20 ft. driveway along the east and south
property lines of the project. It was pointed out by the
Deputy Secretary that a 25 ft. driveway was previously required
by.the Planning Commission as a condition of approval.
A MOTION WAS MADE BY MILLER
AND SECONDED BY CRABB TO HAVE THE DEPUTY SECRETARY CONTACT THE
CITY'- ATTORNEY AND DETERMINE IF`A PUBLIC HEARING WOULD BE
REQUIRED TO CHANGE A CONDITION OF',APPROVAL.
