line over a lot "and allow the building sideyard setback •to •be
coincidental. with ;the 'easement' line.

suggested that the applicant be required to use City water.
Norman Briggs, -property -owner
of the adjacent area addressed the Commission and stated that
he was concerned with interference that could be caused by
the equipment. Mr. Ogden pointed .out ,that there,•will. be no
electronic equipment used.

The Commission held a dis-
cussion regarding an amendment to the, Master ,Plan ,of Land
Use, Study Area III, which affects the area bounded.. -by Heil
Avenue, Los Patos Avenue, Algonquin Street and Bolsa Chica
Street., It was.the consensus to instruct the Staff:to,make
further studies.
ORAL C0141UNICATION The Deputy Secretary, informed
the Commission that the,
Huntington Beach City Council will meet informally ,with Mr. , --
Robert Boley of the Urban Land Institute at the Edison Company
Living Center for dinner and discussion of the, proposed .
Urban'Land Institute Study. The City Council asked that the .
Commission attend and participate in the discussion.
COrI�IUNICATION The, Deputy, -Secretary, read
a communication submitted
by the Board of Zoning Adjustments requesting the Planning
Commission to deteYm ine whether or . not a 10 foot front yard
setback would be allowed in the R-1 District., The.Board also
asked that the Planning Department be instructed to prepare
an amendment to the zoning ordinance specifying the conditions
necessary to- allow 'a •reduction of the ,front yard setback if
the Planning Commission determined that it would be allowed.
It was the consensus to
