Easter Circle, easterly of Channel Lane and legally described
as Lot 61, Tract 4499.

The Secretary informed the Commission
that the subject variance is similar to several others. He
pointed out that each previous case was approved, not because

code amendment providing for 3 car garages on a standard lot
would be desirable.

request. He stated that the applicant uuuld have to eliminate
one lot in order to comply with provision of the Ordinance Code.
There being no other comment, the
hearing was closed.
Commission discussion was held.
The Secretary informed the Commission that a condition of
approval on Tentative Tract No 5891 requires all knuckle lots
to have a minimum ,width of 60 feet at the front setback line.
He pointed out that in this case the front setback is 10 feet
and the lot widths at the setback line vary from 48 to 52 feet.
-5- 4/6/65
Minutes: April 6, 1965
It was further noted that Lot
2.has an unusual division line within it and apparently the
applicant intends to further divide that lot into two lots, each
having a frontage of approximately 22 feet.
It was the consensus to deny
the request because the original condition of approval on
Tentative Tract No 5891 should be maintained.
